Requirements

Effective ability to ensure compliance with all company policies and procedures, the Equal Employment Opportunity, Fair Housing and Human Rights statutes, and 32BJ Union Guidelines.
High school diploma or GED and a vocational/technical background.
A minimum of 5 years of experience with electrical, mechanical, plumbing equipment and systems.
Luxury hotel or residential background.
Demonstrated ability to manage multiple and complex operational matters on a daily basis.
Highly skilled in plumbing, electrical, carpentry, HVAC, and janitorial responsibilities.
Facilities and operations experience with solid knowledge of building systems.
Prior experience with BMS (Building Management Systems, Yardi, and BuildingLink).
Working knowledge of painting and finishing work.
Strong background in working with fire, life, health, and safety systems.
Effective judgement, decision-making, and written and verbal communication skills.
A working knowledge of computer programs such as Microsoft Office, Windows etc.
Effective supervisory skills with 2 years’ experience managing a luxury building staff preferred.

Responsibilities

Act as the liaison between the residents of South and Cherry Condominium aka One Manhattan Square and Extell Management Services Inc.
Exercise effective judgment and decision-making in the oversight of the daily operations of the building.
Oversee repairs and maintenance of the property’s equipment.
Ensure property cleanliness and maintenance.
Properly plan for any emergency situations to include the monitoring and maintenance of the security, alarm, fire suppression and related systems.
Manage satisfactory work performed by vendors and contractors.
Perform regular walkthroughs of the property to identify and address any issues.
Manage the amenity spaces.
Order and distribute supplies.
Assist with the coordination of move-ins/outs.
Supervise and direct building staff.
Ensure compliance with company and building policies and procedures.
Assist with staff training, staff scheduling, and other related payroll and human resources responsibilities.
Remain available 24 x 7 in case of emergencies.
Be available to independently resolve any resident or staff-related issues to Extell Management Services in the absence of the Resident Manager.
