About The Position

This position oversees daily maintenance operations at a development. The role involves supervising the repair of structures and equipment, including roof tanks, standpipe systems, sprinkler systems, and auxiliary equipment. The Assistant Resident Buildings Superintendent is responsible for the care of buildings and grounds through labor and material resources, monitoring inventory supply and arranging for replenishment, conducting building inspections, and following up on repairs for PHAS preparations. The role also includes monitoring work orders in Maximo, deploying staff to address repairs, and overseeing repair work done by Maintenance Workers in residents' apartments and public spaces. Additionally, the position supervises the preparation of move-outs. This appointment may be made on a provisional basis, and no tenure or permanence accrues by virtue of such an appointment. This position is open to qualified persons with a disability eligible for the 55-a Program. NYCHA employees may apply for promotional opportunity and direct transfer (lateral) basis, requiring one year of service at current location and in current title and level. Requirements

  • One year of permanent service in the title of Supervisor of Housing Caretakers, Heating Plant Technician (Housing Authority), Maintenance Worker or Supervising Housing Groundskeeper; or
  • A four year high school diploma or its educational equivalent, plus four years of experience in the operation, repair and maintenance of large tenanted buildings, two years of which must have been in a supervisory capacity over at least two employees.
  • All candidates must have at least two years of experience supervising at least two maintenance employees.

Nice To Haves

  • Higher education may be substituted for up to two years of this experience on the basis of 30 semester credits from an accredited college for each year of experience.
