About The Position

Burlington Capital Properties is seeking a friendly, customer service-oriented Assistant Property Manager to support daily operations at Coventry Gardens Apartments in Richmond, Virginia. This position will assist with leasing, resident relations, property administration, compliance, reporting, and financial responsibilities while helping ensure the property operates efficiently and provides a positive experience for residents. The ideal candidate will be organized, dependable, detail-oriented, and comfortable balancing administrative responsibilities with regular interaction with residents, prospective residents, employees, and vendors. Previous LIHTC and Project-Based Section 8 property management experience is preferred.

Requirements

  • Minimum of two years of administrative, management, or equivalent experience preferred
  • Previous LIHTC and Project-Based Section 8 property management experience preferred
  • Valid driver's license and acceptable motor vehicle record required
  • Strong organizational and prioritization skills
  • Excellent follow-up and follow-through skills
  • Strong written and verbal communication skills
  • Ability to interact positively and professionally with residents, employees, vendors, and the general public
  • Basic math and bookkeeping skills
  • Basic computer skills and proficiency with Microsoft Office
  • Ability to work effectively as part of a team
  • Ability to manage multiple responsibilities while maintaining accuracy and attention to detail

  • Previous LIHTC and Project-Based Section 8 property management experience

Responsibilities

  • Assist with the daily operations of the property and follow company policies and procedures
  • Support leasing activities including greeting, touring, and qualifying prospective residents
  • Assist with marketing, occupancy goals, and resident retention initiatives
  • Complete move-in and move-out procedures
  • Prepare documentation and complete administrative responsibilities
  • Maintain positive relationships with residents and assist with resident concerns
  • Assist with LIHTC and Project-Based Section 8 compliance and reporting
  • Complete Annual Certifications, Interim Certifications, EIV reports, discrepancy resolution, and other required HUD and Tax Credit reporting
  • Maintain accurate resident and property records
  • Assist with timely collection, deposit, and recordkeeping of property funds
  • Record, report, approve, and allocate expenses according to company guidelines and budget requirements
  • Participate in staff meetings and contribute to a collaborative onsite team
  • Communicate effectively with residents, employees, vendors, and the general public
  • Follow directives and work independently with minimal supervision
