They are seeking a full-time Assistant Property Manager to join their team at Parkstead Gouverneur, a professionally managed multi-family community in Gouverneur, NY. The Assistant Property Manager will support various aspects of property operations, including marketing, leasing, resident management, financial reporting, administrative tasks, and physical asset maintenance.

Requirements

2+ years of property management experience, specifically leasing and/or office administration
Working knowledge of Microsoft Office
Ability to provide occasional support at the sister property in Philadelphia, NY
Demonstrates integrity on a personal and professional level
Exceptional communication, sales, and negotiation skills
Ability to solve problems involving residents and challenging situations

Responsibilities

Assists with preparing advertising and marketing materials
Prepares regular market surveys
Responsible for completing and distributing weekly and/or monthly sales reports
Makes recommendations to improve marketing and leasing programs
Tours visitors of the community
Shows apartments to interested guests
Encourages interested guests to apply for residency
Leases apartments to qualified applicants
Assists applicant with application process
Closes sale of apartments
Keeps units leased to meet or exceed budget
Assists in all phases of rent collection process and rent manager program
Reviews the Property complaint log to identify areas in need of remediation or assistance
Plans, assists with, and supports on-site resident events and programming
Prepares all accounts payable for Property Manager's approval
Prepares all month end reports for Property Manager's approval
Assists in the preparation of the budget
Reports on variances from budget
Prepares all paperwork relating to move-ins and move-outs
Inputs all data into computer system
Prepares all necessary paperwork and items related for resident move-ins and/or renewals
Demonstrates the ability to handle emergencies that may arise on site
Communicates all problems and makes recommendations to the Property Manager
Assists with performing follow-up inspections of maintenance work orders
Makes regular inspections of the property grounds, including all common hallways/areas, interior, and exterior spaces as needed
Assists the Maintenance team by making recommendations for physical repairs, replacements, and/or improvements when identified and approved
Recommends purchasing supplies, materials, equipment, and related items as needed and when approved
