About The Position

WinnCompanies is seeking an Assistant Property Manager to join our team at The Reserve at Chatford, a 192-unit multifamily, affordable housing community located in Columbus, OH. In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.

Requirements

  • High school diploma or GED equivalent.
  • Experience working with the Low-Income Housing Tax Credit (LIHTC) program.
  • Experience completing LIHTC recertifications and maintaining compliance requirements.
  • Strong administrative, organizational, and customer service skills.
  • Proficiency with Microsoft Office and other computer systems.
  • Excellent verbal and written communication skills.
  • Strong attention to detail and ability to manage multiple priorities in a fast-paced environment.
  • Ability to work effectively with diverse residents, vendors, and team members.

Nice To Haves

  • Associate’s degree.
  • 3+ years of property management experience, preferably in affordable housing.
  • Experience supporting a property lease-up.
  • Experience with Yardi or RealPage property management software.

Responsibilities

  • Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
  • Support leasing activities by assisting with apartment tours, application processing, lease renewals, and resident recertification processes.
  • Provide exceptional customer service by responding to resident inquiries and concerns promptly and professionally, fostering positive resident relationships.
  • Assist with the day-to-day financial and operational management of the community, including accounts receivable and accounts payable functions.
  • Process invoices accurately and in a timely manner to ensure compliance with company and vendor payment requirements.
  • Support compliance with Low-Income Housing Tax Credit (LIHTC) program requirements, including resident file management and recertification activities.
  • Assist with community lease-up efforts and occupancy goals by supporting leasing initiatives and resident retention strategies.
  • Serve as the acting Property Manager during designated absences, ensuring continuity of community operations.
  • Assist with preparing resident correspondence and administrative reports as assigned.
  • Perform other duties as assigned to support the operational and financial success of the community.
