About The Position

Pivotal, a leader in affordable housing development, is seeking an Assistant Property Manager (referred to as Community Manager) to oversee the day-to-day operations of their Reserve at Hollywood community in Atlanta, GA. This role involves managing compliance, operations, resident services, and financial performance, while assisting in the overall management and maintenance of the apartment community. The ideal candidate will be service-minded, adaptable to shifting priorities, and eager to contribute to a fulfilling environment with growth opportunities.

Requirements

  • 1+ years of management experience in property management, retail or customer service industry.
  • Availability for after-hours emergency needs, may include weekends with work beyond 40 hours.
  • Ability to analyze and interpret documents such as safety rules, operating and maintenance instructions, and procedures manuals.
  • General math/reasoning/problem solving skills.

Nice To Haves

  • Prior experience with YARDI preferred.

Responsibilities

  • Attract new residents by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
  • Manage resident relations and proactively develop solutions for any potential issues.
  • Assist with financial objectives by collecting rents, paying bills, forecasting requirements, scheduling expenditures, analyzing variances, and monitoring regularly to help develop strategies for optimal financial performance.
  • Review rental applications and prepare/review all new resident paperwork.
  • Schedule and supervise apartment turnovers.
  • Assist in property marketing.
  • Conduct outreach to local businesses to promote the community and build positive relationships among current and prospective residents, vendors, and clients.
  • Ensure the physical condition of properties regularly meets community standards and adheres to all Fair Housing laws.
