About The Position

WinnCompanies is seeking an Assistant Property Manager to join their The Neighborhood Developers team. This role will support a community of up to 267 units and 1 commercial space in Chelsea, MA and Revere, MA. The Assistant Property Manager will work closely with the Property Manager to oversee all aspects of a mixed LIHTC, HOME, and Project-Based Section 8 community, including leasing, accounts receivable, accounts payable, service requests, and customer service. The pay range for this position is $28.00 to $31.00 per hour, depending on experience. The typical work schedule is Monday through Friday, from 8:30 AM to 5:00 PM.

Requirements

  • High school diploma or GED equivalent.
  • Less than 1 year of relevant work experience.
  • Less than 1 year of supervisory experience.
  • Experience with Low-Income Housing Tax Credit (LIHTC) and Project Based Section 8 (PBS8) programs.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Experience with various computer systems, including Microsoft Office.
  • Outstanding verbal and written communication skills.
  • Excellent customer service skills.
  • Superb attention to detail.
  • Willingness to learn and be trained.
  • Ability to multi-task in a fast-paced office environment.
  • Ability to work with a diverse group of people and personalities.

Nice To Haves

  • Bilingual in English and Spanish.
  • Experience with new construction lease ups
  • Experience administering Affordable Programs such as Low Income Housing Tax Credit (LIHTC), Tax Exempt Bond, HOME, HPTF, or other State or local programs.
  • Experience with Yardi or RealPage property management software.
  • Certifications in HUD property management such as: CPO, COS, NAHP. LIHTC property management such as: SHCM, TCS, C3P, HCCP, NAHP.

Responsibilities

  • Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals.
  • Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations.
  • Assist in all facets of physical and financial management as needed and assigned.
  • Act as Property Manager in absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices.
  • Monitor the flow of accounts payable, from issuing purchase orders to processing invoices.
