Assistant Property Manager (Chandler Ridge)
About The Position
WinnCompanies is seeking an Assistant Property Manager to join its team at Chandler Ridge, a 228-unit affordable housing community in Raleigh, North Carolina. The role supports the Property Manager with the community’s day-to-day operations, including leasing, resident relations, rent collections, accounts payable and receivable, and property administration. It offers an opportunity to build a career in multifamily housing and property management. The pay range is $25.00–$26.00 per hour. The regular schedule is Monday through Friday, 8:30 a.m. to 5:30 p.m., with the ability to work Saturdays. The Assistant Property Manager may serve as acting Property Manager when the Manager is absent, as needed.
Requirements
- High school diploma or GED equivalent.
- Up to 1 year of experience in property management, leasing, customer service, administrative support, or a related field.
- Up to 1 year of supervisory, team lead, leadership, or mentoring experience.
- Tax credit experience at a multifamily site.
- Proficiency with Microsoft Office and web-based business applications.
- Strong customer service, communication, and organizational skills.
- Attention to detail and ability to manage multiple priorities in a fast-paced environment.
- Willingness to learn and grow within the property management industry.
- Ability to work effectively with diverse residents, colleagues, and vendors.
Nice To Haves
- Associate’s degree.
- Experience with Yardi, RealPage, or other property management software.
- Experience in multifamily housing, affordable housing, LIHTC, HUD, or Section 8 environments.
- Knowledge of leasing, resident retention, and property operations.
- RCRS experience.
Responsibilities
- Support the day-to-day operations of the multifamily residential community, promoting excellent resident service and operational efficiency.
- Assist with leasing, including apartment tours, application processing, recertifications, and lease renewals.
- Monitor rent collections, post payments, enforce collection policies, and assist with delinquency management.
- Respond to resident concerns and help maintain positive resident relations and customer satisfaction.
- Prepare financial reports, resident correspondence, recertification notices, and other property documentation.
- Process purchase orders, invoices, and accounts payable transactions.
- Assist with property operations, financial administration, and occupancy-related activities.
- Serve as acting Property Manager in the Manager’s absence, as needed.
