About The Position

Shelter Corporation is seeking a dependable, organized, and resident-focused Assistant Property Manager to help support the day-to-day operations of Cedar Villas, affordable housing communities operating under the Low-Income Housing Tax Credit (LIHTC) program. As part of Team Shelter, you'll work closely with the Property Manager and property team to support leasing, resident relations, collections, compliance, and overall community operations. The ideal candidate is responsive, detail-oriented, organized, and committed to providing professional, respectful service to both prospective and current residents.

Requirements

  • High school diploma or equivalent required.
  • Previous experience in multifamily property management, affordable housing, leasing, compliance, or a related field required.
  • Strong organizational and time-management skills with the ability to manage competing priorities effectively.
  • Excellent attention to detail, particularly when working with compliance documentation, resident files, and financial information.
  • Strong customer service, interpersonal, and professional communication skills.
  • Ability to communicate professionally and respectfully with residents, applicants, team members, vendors, guests, and community partners.
  • Ability to navigate resident concerns and challenging conversations with professionalism and sound judgment.
  • Ability to work independently while collaborating effectively with the Property Manager, maintenance team, and other Shelter departments.
  • Proficiency with Microsoft Office and the ability to learn property management, compliance, and other technology systems.
  • English proficiency required.
  • Ability to regularly move throughout the community, including residential buildings, common areas, offices, and outdoor areas.
  • Ability to navigate stairs and conduct property and unit inspections as needed.
  • Ability to work indoors and outdoors in varying conditions as responsibilities require.
  • Ability to use standard office equipment and property management technology.
  • Ability to perform the essential functions of the position with or without reasonable accommodation.

Nice To Haves

  • 1–3 years of affordable housing or LIHTC experience preferred.
  • Experience with LIHTC compliance, income certifications, leasing, collections, and resident relations preferred.
  • Experience with Yardi or a similar property management system preferred.

Responsibilities

  • Supporting the Property Manager with daily community operations and providing leadership and office coverage as needed.
  • Assisting with leasing and lease-up activities, including prospect follow-up, applications, lease preparation, move-ins, and move-outs.
  • Providing responsive, professional service to prospective residents throughout the leasing process to support occupancy and lease-up goals.
  • Processing rent payments, maintaining accurate resident ledgers, and assisting with delinquency management, notices, payment arrangements, and collections.
  • Supporting eviction processes in accordance with company procedures and applicable requirements.
  • Supporting compliance with Low-Income Housing Tax Credit (LIHTC) requirements and applicable housing requirements.
  • Processing resident applications, income certifications, recertifications, and other required compliance documentation while maintaining accurate, organized, and audit-ready resident files.
  • Responding to resident questions and concerns professionally and assisting with timely, respectful resolution of issues.
  • Preparing and delivering resident notices and other required communications.
  • Partnering with the maintenance team and Property Manager to coordinate work orders, unit turns, move-in readiness, and resident service needs.
  • Tracking open work orders and assisting with vendor coordination and follow-up as needed.
  • Maintaining accurate resident, leasing, and property information within applicable property management and compliance systems.
  • Assisting with reporting related to occupancy, delinquency, leasing activity, compliance, and other property performance measures.
  • Supporting monthly reporting and other financial and administrative processes.
  • Reinforcing property procedures, operational expectations, and consistent resident service.
  • Stepping into additional responsibilities of the Property Manager as needed to support continuity of community operations.
  • Supporting special projects and other responsibilities that contribute to the success of our communities and Shelter.
