About The Position

This role involves managing various aspects of property operations, including renovations, lease file management, rent collection, and vendor relations. The Assistant Property Manager will ensure compliance with company policies and housing regulations, conduct property inspections, and coordinate with maintenance staff for apartment turnovers. A key focus is on maintaining accurate lease files, processing payments and deposits, and ensuring a safe and well-maintained living environment for residents.

Requirements

  • Must have knowledge of HUD/Section 8 policies and procedures.
  • Two (2) years of previous experience.

  • One-Site experience with affordable housing is a plus.

Responsibilities

  • Handle all aspects of a renovation process.
  • Assist with turnkey schedules, renovation schedules, and make-ready status boards.
  • Review lease files for compliance with the ARP lease file audit program.
  • Collect move-in monies and monthly rental payments on-site.
  • Perform evictions, utility cut-offs, and landlord liens for delinquent rents.
  • Obtain service contracts, manage vendor relations, process vendor invoices, and secure certificates of insurance.
  • Ensure lease files are complete and properly executed with correct income documentation.
  • Physically walk and inspect the community regularly, check vacant units, and conduct move-in/move-out inspections.
  • Coordinate with maintenance and make-ready staff for timely apartment turnovers.
  • Process all invoices and security deposits according to company policy.
  • Maintain liability awareness to prevent resident conflicts and property loss.
