About The Position

Oakwood Hills is seeking an Assistant Property Manager to join their team in Mechanicsburg, PA. This full-time position offers a competitive salary range of $52,000-$55,000 annually, with commission eligibility. The role involves a Monday-Friday schedule from 9 am to 6 pm, with occasional Saturdays as needed. Leasing is a significant component of this job.

Responsibilities

  • Comply with all Fair Housing Laws
  • Greet residents, prospects, applicants and visitors to the leasing office
  • Answer phones courteously and respond to inquiries promptly
  • Act as the first point of contact for resident complaints escalated past the leasing and maintenance teams
  • Work to deescalate and resolve resident concerns, avoiding them being taken to the next level of management
  • Promote resident retention through the development of effective marketing and resident appreciation and satisfaction plans
  • Complete daily walkthroughs of the property, noting any maintenance or safety concerns to be addressed by service staff
  • Oversee the entire eviction process, ensuring that all parties are complying with laws and regulations in order to protect both the residents and the Company
  • Execute lease renewals while capturing the most competitive rental increase percentage
  • Manage the Entrata system by updating and auditing input data
  • Ensure digital files in Company network drives are congruent with what is found in Entrata
  • Develop creative strategies to market the property to target audiences
  • Assist with the management of the property’s social media sites
  • Provide the leasing team with support, guidance, and overall mentorship
  • Collaborate with the Property Manager to create data-driven, comprehensible budget reports
  • Carry out VIP property tours to prospective clients of the Company in order to bring on new business and increase Company revenue
  • Present upper management and concerned stakeholders with detailed occupancy and vacancy reporting
  • Safely transport essential work equipment, supplies, and documents within the assigned property and/or between company headquarters, off-site locations.
  • Travel locally to visit communities, conduct property tours, and attend meetings as needed. While most travel is within the assigned portfolio, occasional meetings, training sessions, or company events may be held within the Company's operating markets, including Maryland, Delaware, Pennsylvania, and Virginia.
