Requirements

  • High School Diploma or equivalent.
  • Outstanding sales ability.
  • One year of leasing experience in a computerized environment.
  • Ongoing skills necessary to perform job description items.
  • Positive interpersonal skills.

  • Attend In-House Training: New Hire Customer Service, Fair Housing, Customer Service Refresher, Emergency Response, Employee Rights Training, Management Skills Training Train the Trainer, Apartment Quality Standards, Basic Accounting, Management Philosophy, Rental Collections, Rental Operations I and II, Sales Marketing and Leasing, Personal Safety Techniques, Certified Apartment Manager, Mold Awareness, HazCom Program and Refresher, Service Operations, Asbestos Class IV and Refresher, Lead Awareness.
  • Other training as required.
  • Passing criminal background check.
  • Pre-employment drug testing.

Responsibilities

  • Accountable for the property budget as set forth in Company guidelines
  • Leasing apartments at optimum rent levels and keeping vacancies to a minimum, including converting prospects to leases, managing waiting lists, screening applicants, lease preparation, move-in orientations, handling subleases/renewals/extensions/vacating notices, preparing prospect/move-in/move-out kits, promoting Preferred Employer Plan, maintaining Resident Renewal Program, soliciting resident input, making recommendations regarding resident programs/policies, strategizing to maximize resident retention, facilitating a resident environment for peaceful enjoyment, working in partnership with residents and the community, and maintaining a twenty-one-day letter file.
  • Leasing Office Operations, including ensuring policy and procedure adherence, maintaining a professional office and model appearance, daily file maintenance, answering telephones, arranging utility connections/disconnections, walking vacant and ready units, walking the property, following up on general complaints (pet violations, handbook violations, auto violations, noise violations), collecting delinquent rent, checking apartments for skips, handling move-out processing, maintaining Availability Roster, coordinating with service on turnover scheduling, and working delinquencies.
  • Entering resident rent payments into MRI and making bank deposits.
  • Reviewing all paperwork prepared by leasing staff.
  • Enforcement of guest card procedures and follow up.
  • Informing proper authority of trespassers and solicitors on property.
  • Assisting with and promoting social activities as needed.
  • Other duties as assigned.
