About The Position

Park7 Management is seeking a driven and detail-oriented Assistant Property Manager to support the day-to-day operations of one of our luxury student housing communities in Bloomington, Indiana. This role is ideal for someone who thrives in a fast-paced environment, enjoys both operational and financial responsibilities, and is looking to grow. You’ll play a key role in supporting leasing performance, resident satisfaction, and the overall financial health of the community.

Requirements

  • High school diploma or equivalent.
  • Proficiency in Microsoft Excel.
  • Strong organizational skills and attention to detail.
  • 2+ years of experience in student housing, or multifamily housing, or an equivalent combination of education and experience.
  • Have experience with Entrata or similar property management systems.
  • Are comfortable balancing resident interactions with administrative and financial tasks.
  • Take initiative and can manage multiple priorities without constant direction.
  • Are interested in growing into a Property Manager role.

Responsibilities

  • Oversight of Entrata software: ensuring data is correct and up-to-date, processing bank deposits, monthly postings, running reports, etc.
  • Rent collection for all units (including organizing deposits, preparing, and distributing late notices, filing with the magistrate, etc.).
  • Responsible for walking units and posting all move-out charges, statements, and security deposit refunds.
  • Run reports and support property performance tracking.
  • Conducting financial audits in conjunction with regular lease audits.
  • All aspects of invoicing.
  • Ensure compliance with local and state regulations related to collections and evictions.
  • Assisting the property manager by supporting day-to-day office operations, including answering phones and resident inquiries.
  • Support leasing efforts, including tours, lease preparation, and tracking leasing performance.
  • Help execute marketing initiatives such as housing fairs, open houses, and outreach events.
  • Maintain accurate and compliant resident files and documentation.
  • Assisting with resident complaints, concerns, and requests to ensure resident satisfaction.
  • Other duties as assigned.
