The Assistant Property Manager is responsible for maintaining our communities to a market-ready standard, ensuring a high level of service, at all times. Assistant Property Managers are also responsible for building and motivating high performing teams to maximize the performance of the property. This role ensures the smooth running of our community in a fast-paced environment. The Assistant Property Manager will assist the Property Manager with the overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits. They will also assist with providing superior customer service and communication to residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. The role involves completing lease/renewal paperwork to company standards, tracking and evaluating advertising and client traffic, and maintaining and modeling the Cushman & Wakefield mission. The Assistant Property Manager will assist the Property Manager with the day-to-day operations of the entire on-site team, ensuring all Cushman & Wakefield policies and procedures are followed. This includes maintaining an effective on-site staff through interviewing, hiring, and coaching, maintaining residents' files, and fostering a positive living environment through prompt conflict resolution and consistent follow-up. The role also includes managing and maintaining the community budget and finances, and working with leasing staff to ensure leasing/marketing goals are met.
