The Assistant Property Manager – Affordable Housing provides operational, administrative, and compliance support for HUD‑assisted, LIHTC, and mixed‑finance lease‑up and stabilized communities. Under the direction of the Property Manager, this role assists with resident intake, leasing, income certifications, file compliance, and HUD/LIHTC program requirements while supporting occupancy, customer service, and lease‑up goals.

Requirements

  • 1–3 years of experience in property management, affordable housing, or lease‑up operations.
  • Working knowledge of HUD and/or LIHTC programs or strong willingness to learn.
  • Strong organizational skills and attention to detail.
  • Proficiency with basic office software and property management systems.

Nice To Haves

  • Experience supporting HUD‑assisted or LIHTC properties.
  • Exposure to income calculations or compliance documentation.
  • LIHTC or HUD training or certification.
  • Bilingual skills (preferred, not required).

Responsibilities

  • Assist with daily property operations including resident inquiries, leasing activity, work order coordination, and vendor communication.
  • Support lease‑up efforts by processing applications, scheduling tours, coordinating move‑ins, and supporting occupancy benchmarks.
  • Conduct unit inspections, move‑in/move‑out inspections, and common‑area walkthroughs.
  • Provide professional front‑office coverage and resident customer service.
  • Assist with initial lease‑up certifications, annual recertifications, and interim certifications.
  • Collect and organize income, asset, and household eligibility documentation.
  • Maintain accurate resident data and audit‑ready files in compliance systems.
  • Track certification deadlines and compliance follow‑ups.
  • Assist with applicant screening, waitlist management, and resident orientation.
  • Ensure leasing activities comply with Fair Housing, HUD, and LIHTC requirements.
  • Respond to residents’ concerns and escalate issues appropriately.
  • Support Affirmative Fair Housing Marketing efforts.
  • Assist with Housing Choice Voucher documentation and coordination with PHAs.
  • Support Housing Assistance Payment tracking and inspection scheduling.
  • Assist with rent collection tracking and delinquency follow‑up.
  • Support invoice processing and routine reporting.
  • Enter and maintain data in property management systems.
