About The Position

Carroll Daniel Construction is seeking an Assistant Project Manager to manage all administrative and technical requirements for construction projects. This role typically reports into a Project Manager or Ops Manager and assists in contract administration, change orders, submittals, procurement, project financials, and scheduling to ensure projects are completed efficiently and safely. The Assistant Project Manager also plays a role in the development and mentoring of Project Engineers.

Requirements

  • B.S. in Construction Management, Engineering, or related field position.
  • 3 to 5 years of experience in leadership position on projects of various sizes preferred, or a minimum of 6 years of field experience in leading construction projects of various sizes.
  • 1-2 years in preconstruction preferred.
  • Demonstrates proficiency using a personal computer and company communication tools, such as email, internet, and Microsoft products (e.g. CMiC, Egnyte, Fieldwire, Word, Excel, Office, Outlook.)

Responsibilities

  • Assists Project Manager to determine General Conditions required for a project, including resources like people, tools, equipment, materials, and internal services.
  • Collaborates with Project Manager on updating monthly project cost reports.
  • Assists with Preconstruction Services to prepare scope sheets, perform take-off, and solicit subcontractor and vendor pricing.
  • Assists Project Manager with construction schedule and an organization and responsibilities matrix at the start of each project.
  • Assists in creating project budgets.
  • Assists in preparing bid packages, setting up and running subcontractor scope meetings, keeping minutes, and following up.
  • Compiles requirements of owner contracts (such as bonds, fees, notifications, schedules, reporting, and billings).
  • Assists Project Manager in defining responsibilities for processing submittals, including taking ownership of trades in cases of limited staff.
  • Confirms all required paperwork from subcontractors and suppliers is completed at appropriately designated times.
  • Communicates with subcontractors and Vendors to verify materials, supplies, tools, equipment, and personnel are obtained and/or delivered when necessary.
  • Attends and participates in periodic jobsite meetings (morning, planning, progress, close out) with other project staff, sometimes leading meetings and taking minutes.
  • Compares jobsite progress to schedule, actual versus estimated cost, checks compliance with plans and specifications, reviews problems, and verifies quality of work.
  • Analyzes change proposals from subcontractors for accuracy, delay impact, and scope before submittal to the owner.
  • Manages the project closeout process to settle financial obligations, demobilize resources, and transition the project to the customer.
  • Helps the team manage Safety on the project.
  • Builds effective relationships with customers, design team, subcontractors, suppliers, and user groups.
  • Actively participates in industry, client, and community relations to enhance company image.
