The Assistant Project Manager will be responsible for assisting management in general business operations by directing and overseeing the operations and activities of assigned projects. The primary goal is to ensure projects are completed safely, on schedule, within budget, and achieve profit goals, while enhancing client relationships and the company's image.

Requirements

  • Degree in Construction Management, Engineering or related field.
  • Minimum of 3-5 years of experience successfully managing all phases of a construction project for a general contractor.
  • An equivalent combination of education and experience will be considered.
  • Design-build experience on relevant project types.
  • Valid State-issued driver’s license and satisfactory driving record and vehicle insurance which meets Alston Construction’s liability coverage requirements.
  • Excellent project management skills (including critical path method).
  • Ability to deliver a quality project on schedule, within budget, and to the client’s satisfaction.
  • Ability to maximize profitability and successfully balance client needs with firm standards.
  • Ability to exercise initiative, work with discretion and sound independent judgment with minimal supervision, and work in a team environment.
  • Thorough understanding of all local, state, federal (including OSHA), and company safety and environmental regulations, codes, and requirements.
  • Ability to read and understand drawings, specifications, maps, surveys, mechanical and electrical sheets, project schedules, cost reports, and other construction documents.
  • Understanding of contract provisions which address scope of work and design criteria.
  • Good knowledge of all sub trades and their relationship and impact on each other.
  • Proficiency in computers and applicable software programs, to include Word, Excel, Outlook, and CMiC.

Responsibilities

  • Use discretion and independent judgment to perform daily duties and resolve project operations issues.
  • Ensure the quality completion of projects on time and within the allocated budget.
  • Perform qualitative reviews of contract documents, design documents, subcontract documents, and project plans for compliance, constructability, and potential issues.
  • Work with the Superintendent to facilitate the project construction process and coordinate staff activities to achieve goals regarding budget, schedule, safety, and quality.
  • Lead or participate in the response to Requests for Proposals (RFPs), including site investigation and preliminary design.
  • Assess project requirements, break down projects into tasks, and determine scope of work, budget, and staffing needs.
  • Prepare project specifications and estimates.
  • Prepare Invitations to Bid (ITBs) and solicit competitive trade proposals.
  • Ensure all applicable subcontractors are approved through Alston Construction’s prequalification system (SPERS).
  • Assemble the design team (architect, engineers, etc.).
  • Draft and award subcontracts, purchase orders, and change orders.
  • Create, maintain, and monitor a detailed master project schedule, incorporating actual task start and finish dates, and provide timely reports on progress, schedule, and budget.
  • Proactively identify and resolve potential issues that may arise during construction.
  • Compile and maintain information for project status reports, including staff-hours, job costs, subcontractor progress, earnings, and billings.
  • Coordinate substantial completion, including owner training, O&M Manuals, and punch list preparation.
  • Coordinate final acceptance, including punch list completion, commissioning, and warranties.
  • Provide value engineering.
  • Conduct site visits/field investigations as required.
  • Develop and maintain client relationships, advising on project status and resolving questions.
  • Identify changes in project scope, notify the client, and prepare change orders.
  • Facilitate monthly owner billings and process subcontractor pay requests.
  • Foster collaborative subcontractor and project team relationships.
  • Communicate with Operations Manager/Director and/or VP/GM regarding job progress, status, difficulties, and issues.
  • Lead and/or participate in client presentations and project meetings.
  • Coordinate documents for submittal to reviewing agencies.
  • Complete and retain all required project documentation (hard copies and electronically, via CMiC) and maintain current project data in CMiC.
  • Ensure proper document control and record keeping.
  • Submit close-out documents, including as-built drawings.
  • Participate in applicable corporate meetings and forums.
  • Advise VP/GM of possible new work opportunities.
  • Comply with all safety policies, report safety concerns, make recommendations for safety program enhancements, and uphold the company’s safety culture.
