About The Position

Carmel Partners, one of the nation’s leading specialists in real estate investment management with expertise in the investment, development, and construction of multi-family real estate,  is seeking an Assistant Project Manager with experience in Construction, Civil Engineering, or a related field. You will support the Regional Lead of Construction by maintaining the project schedule and proactively managing the project budget by owning approvals and deliveries, controlling expenses, and reviewing submittal data. You will assist in reviewing development or redevelopment activities, oversee the day-to-day management/project management of assigned construction activities, and manage third-party vendors and the activities of multiple contractors. Work on this project: Marina Shores: The property is located in Long Beach along PCH between the San Gabriel River and Los Cerritos Channel, along the Alamitos Bay adjacent to the Naples Channels. The site is currently an active office building park built on piles, which was previously a landfill that is both ocean and marshland adjacent. Plans are to demolish the current site and (2) office buildings. The site will require Early Work Pre-Start activities to relocate existing utilities for the rear office building and induce settlement of the underlying landfill before installing deepened foundations and an active methane mitigation system. A 7-level, 215,951 SF, wrap-style (577) parking garage will be built at grade and be surrounded by 6 floors of residential. The residential portion will consist of 390 units in ‘podium’ style construction, wrapped around the garage. 5 stories of wood-framed residential will be built upon 1 story (2 decks) of concrete construction (6-story total). Requirements

  • Bachelor’s degree in architecture, Civil Engineering, or related field
  • 5+ years’ experience in Construction or related field
  • 3+ years’ experience in Multi-Family Construction Project Management
  • 3+ years’ experience managing others
  • Experience in wrap & podium construction a must.
  • This site is extremely complex from a geotechnical, environmental, utility and deepened foundation perspective. Demonstrate technical skills and experience that make you well-suited to manage these specific risks.
  • Extensive computer knowledge (Windows), and working knowledge of construction and project management, Microsoft Project
  • OSHA 30-hour Certification; issued in the past three years, and current First Aid & CPR training certificate
  • Must be able to pass a drug screen after a conditional offer of employment is made

Responsibilities

  • Manage project buyout and contract negotiations along with the Project Manager
  • Manage the budget and job cost forecasting along with the Project Manager
  • Be responsible for meeting financial, budget, and forecasting objectives and requirements and report to senior management on the same.
  • Monitor construction schedule, track, and monitor construction progress through site reports
  • Perform onsite inspections to ensure standards are being met and construction is adhering to plans and specifications
  • Ensure project costs are aligned with approved budgets as well as review and approve contractor invoices and change order requests
  • Lead project to timely completion, to scope and budget projections and obtain certificate of occupancy
  • Function as a positive, proactive liaison between multiple onsite teams, third-party groups, and corporate office departments, supporting effective and productive communication between all stakeholders
