About The Position

The Assistant Project Manager (APM) will be responsible for assisting the Project Manager (PM) in various aspects of project execution, from preconstruction through closeout. This role involves supporting the creation of project schedules, monitoring purchasing, managing documentation, procuring materials, and maintaining financial reports. The APM will also play a key role in communication with subcontractors, owners, consultants, and the project team to ensure smooth project flow and timely issue resolution. A strong understanding of construction documents, scope creation, contracting, and reporting is essential. The position requires a proactive approach to safety, quality control, and risk management, fostering cooperative relationships with all stakeholders.

  • 0-5 years of relevant construction experience required, preferably with a CM/GC.

  • Ability to constantly multi-task and handle competing priorities.

Responsibilities

  • Assist in creating detailed project schedules and 3-week look-ahead schedules.
  • Monitor the purchasing schedule and identify/resolve challenges.
  • Ensure all project documents and materials are maintained.
  • Identify, track, and procure necessary materials in a timely fashion.
  • Maintain and resolve communication regarding project implications with the PM.
  • Assist in managing the submittal process and communicate with subcontractors and the project team to resolve issues.
  • Update and maintain financial reporting based on PM direction.
  • Develop and maintain positive subcontractor relationships.
  • Determine constructability by comparing plans, specs, drawings, and other Contract Documents, identifying discrepancies, gaps, and ambiguous details, and issuing RFIs.
  • Communicate with the Superintendent to verify existing conditions for consistency with Construction Documents.
  • Initiate and draft scopes of work for all CSI divisions and review them with subcontractors and suppliers.
  • Assist the PM in vetting subcontractor proposals against the NEI exhibit and identifying costs.
  • Negotiate sub/supplier costs against budget activities.
  • Perform buyout and track through the buyout matrix with PM guidance.
  • Assist in reviewing contract boilerplate and exhibits.
  • Manage contract, insurance, and compliance reporting.
  • Create and manage meeting minutes, COR log, submittal log, NEI hot list, focus list, permitting log, buyout log, P&L, and RFI log.
  • Maintain weekly status reports on the project for PM review.
  • Oversee and ensure insurance renewals and compliance.
  • Assist, develop, monitor, and track labor compliance including WBE, MBE, and Section 3.
  • Create a submittal schedule/log for all trades, procure and review all trade submittal packages, and handle distribution, monitoring, and tracking of approvals.
  • Assist in the creation and negotiation of detailed Owner/Subcontractor/Supplier schedule of values.
  • Draft all change orders and incorporate all required backup for review by the Project Manager.
  • Assist in updating the P&L monthly for review with the PM.
  • Assist in drafting all Owner requisitions and complete review of all subcontractor applications and 3-parts.
  • Monitor quality of workmanship and materials on project.
  • Assist in completing in-wall checklists, work to complete, and punch lists and distribute to the field team.
  • Provide continual support and assistance to the field teams.
  • Promote and enforce safety protocol and requirements of the projects and monitor work for compliance.
  • Manage and oversee all aspects of project closeout, including As-built drawings, monetized punch list creation and completion, final waivers, final inspections, O&M manuals, turnover training, key transfer, final draw, and CO.
  • Assist in the local permitting process.
  • Assist and support all training requirements for staff.
  • Other duties as assigned by the Project Manager.
  • Support company policies and procedures.
  • Assist in the identification of and monitor construction risk in the preconstruction and production phases of assigned projects.
  • Establish a strong, cooperative working relationship with all team members.
