About The Position

The role involves assisting the Property Manager in managing the Apartment Community, focusing on maintaining high occupancy rates, tenant satisfaction, and maintenance operations. Key responsibilities include developing marketing strategies, addressing tenant inquiries, ensuring legal compliance, preparing financial reports, monitoring budgets, and planning community events to enhance resident engagement. Collaborating with the Property Manager, you will help create a welcoming and thriving living environment.

Requirements

  • A high school diploma or equivalent is required
  • a current driver's license is required
  • Two years of property management experience is required
  • Two years of RealPage or equivalent property management software is required
  • Familiarity with Fair Housing and commitment to abiding by all Fair Housing regulations is required

Responsibilities

  • Collect and post rents and other income, and maintain accurate records of rental receipts by preparing and distributing delinquency reports to the Property Manager.
  • Maintain all account records and transactions, including NSFs, rent allowances, concessions, rent increases, and other management-approved debits and credits in OneSite.
  • Prepare and deliver legal and formal notices, including balance due, late notices, lease violations, etc.
  • Initiate all necessary evictions by preparing copies and forwarding all appropriate paperwork for eviction proceedings to the property attorney; ensure all legal proceedings are followed through to completion.
  • Conduct resident move-outs including inspection and assessment of final charges.
  • Maintain courteous communications and follow-up correspondence with residents, applicants, prospects, vendors, and representatives of other companies.
  • Assist with resident retention with renewal programs, community events, etc.
  • In the absence of the property manager, make decisions and act as a leader, manager, and mentor based on the property's best interest.
  • Complete any other projects as needed and under the guidance and direction of the Property Manager.
