About The Position

Responsible for the day-to-day administration and implementation of policies, procedures, and programs that ensure a well-managed and well-maintained property. The role emphasizes a positive response to tenant concerns and needs, aiming to increase property value in alignment with the Owner's goals. The Assistant Property Manager will be assigned specific action areas by the Property Manager or Sr. Property Manager to best meet property needs.

Requirements

  • Bachelor’s degree or equivalent work experience
  • Minimum of 2 years previous property/facilities management experience
  • Experience in and working knowledge of business/office administration
  • Ability to handle general administration of the property in the absence of the Property Manager, or when otherwise called upon
  • Strong written and verbal communications skills, with ability to produce effective and professional communications and materials
  • Computer proficiency with strong knowledge of MS Word, Excel and Power Point.
  • Ability to learn new and business-specific software programs as needed
  • Valid real estate license in States that require it

Responsibilities

  • Coordinate maintenance programs for the interior and exterior conditions and appearance of the assigned property.
  • Provide prompt and positive responses to tenant requests, implement ongoing contact programs to assess tenant needs, and ensure problems are solved promptly for the mutual benefit of the tenant and the properties.
  • Select contract services, negotiate vendor service agreements, and monitor vendor performance to ensure compliance with established standards.
  • Participate in the development and administration of the strategic property plan and budget, operating within the approved business plan and budget under the direction of the Property Manager.
  • Assist in the collection, analysis, and reporting of data for accurate assessments of property management objectives.
  • Administer all tenant leases to ensure full compliance with lease provisions, including timely determination of escalations, collection of rents, and appropriate action to lease available space.
  • Participate in the day-to-day financial management of properties, focusing on accounts receivable, collection activities, timely accounts payable processing (taking advantage of discounts), and maintaining accurate financial records.
  • Handle tenant requests and dispatch work orders.
  • Perform other duties as assigned.
