About The Position

CVG Properties is seeking a skilled and dynamic Assistant Manager / Leasing Consultant to join their Dallas Team. This role will support both operational and leasing efforts for two newer communities totaling 196 units in the Lower Greenville and Oak Lawn neighborhoods of Dallas. The Assistant Manager / Leasing Agent will work closely with the Community Manager, primarily based at the West Lemmon community, but will travel between communities as needed to ensure a best-in-class resident and prospect leasing experience. Requirements

  • 2+ years of multifamily leasing experience.
  • A positive attitude, strong communication skills, and a genuine love of working with people.
  • The ability to thrive in a busy, multi-property environment.
  • Reliable transportation to travel between communities.
  • A valid driver's license, clean driving record, and current auto insurance.
  • High school diploma or GED.
  • Comfort working with technology.
  • Experience with Microsoft Office (Word, Excel, Outlook, Teams).
  • Demonstrated ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
  • Must possess a positive attitude and the ability to smile under all circumstances.
  • Availability to work a flexible schedule, including weekends.

Nice To Haves

  • Associate or bachelor's degree preferred.
  • Experience with Yardi and EliseAI is a plus.

Responsibilities

  • Taking on supervisory responsibilities in the absence of the manager.
  • Completing daily transactions and tasks related to the financial operation of the community, including collecting and posting rent, fees, and other payments, preparing daily bank deposits, reconciling bank accounts, preparing financial reports, and processing invoices and payables.
  • Reviewing resident files and accounting records to determine unpaid and/or late fees owed, communicating with residents regarding outstanding balances, implementing procedures for collecting on delinquencies, and enforcing the lease to maximize revenue.
  • Following established procedures related to evictions, including proper notice requirements, evicting residents, and representing the community in court hearings and eviction proceedings.
  • Processing resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, and processing the disposition.
  • Actively managing the sales pipeline, following up promptly, nurturing potential residents, and closing leases.
  • Using consultative selling techniques to uncover needs, present solutions, and create value for potential residents.
  • Keeping CRM records accurate and up to date for all potential resident interactions.
  • Serving as the first point of contact for prospects via phone, email, and in person.
  • Obtaining lease information and completing lease applications.
  • Conducting required credit and reference checks.
  • Setting up and maintaining lease files.
  • Preparing and processing resident service requests.
  • Assisting with resident problems and complaints concerning rent payments, service requests, etc.
  • Conducting market research and supporting marketing, outreach, and resident events.
  • Maximizing social media platforms by creating engaging content that showcases the communities, strengthens online visibility, and drives qualified leasing traffic.
  • Traveling between the communities as scheduling and traffic require.
