About The Position

This role is responsible for completing assigned work orders generated from resident requests for service, as well as preventative maintenance on the property. This includes diagnosing and repairing issues, preparing vacant apartment homes for leasing, and maintaining the grounds and common areas. The position also supports cost-cutting initiatives by prioritizing repairs over replacement and minimizing waste of materials.

Requirements

Minimum Two Years of Apartment Maintenance Preferred
Technical/other training
Valid Driver’s License
AC Certification I and II
Satisfactory results of a thorough Criminal History Record Check(s).
Satisfactory results of a Drug Screen Test.

Responsibilities

Completes assigned work orders by diagnosing and repairing defects or problems in accordance with established policies, procedures, safety standards, and code requirements.
Completes the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, performing maintenance tasks, and inspecting completed work.
Follows procedures for accessing and obtaining materials, supplies, equipment, and tools, tracking inventory, returning unused items, and notifying the maintenance supervisor about re-ordering needs.
Completes documentation and paperwork in a timely, accurate, and complete fashion.
Assists in maintaining the grounds, common areas, and amenities by picking up trash, pressure-washing, performing general cleaning, and painting curbs and signage.
Supports cost-cutting and expense control programs by fixing rather than replacing parts, minimizing waste of materials and supplies, and practicing correct use of tools and equipment.
Performs Preventative Maintenance.
Promotes a positive image of the apartment community and management company.
