Requirements

  • 4–5+ years of apartment, residential, or facilities maintenance experience.
  • Experience with painting, drywall, carpentry, plumbing, and electrical repairs.
  • High school diploma or GED required.
  • Reliable transportation, a valid driver's license, and current auto insurance.
  • Ability to respond to on-call emergencies within 30 minutes when scheduled.
  • Experience monitoring inventory and purchasing maintenance supplies within budget.
  • Basic computer proficiency, including Microsoft Word, Excel, and Outlook.
  • Strong communication, organization, customer service, and problem-solving skills.

Nice To Haves

  • HVAC experience or willingness to learn.
  • Previous experience supervising or mentoring maintenance staff.
  • Vocational training or certifications in HVAC, building maintenance, construction, environmental hazards, or related fields.
  • OSHA knowledge.
  • Yardi Voyager experience.
  • Weekend hours, including Saturdays, may occasionally be required to support leasing activity, occupancy needs, resident engagement, rent collections, or other operational priorities. Weekend coverage is scheduled on a rotating basis.

Responsibilities

  • Supporting the Maintenance Supervisor in overseeing maintenance operations and serving as backup when needed.
  • Coordinating apartment turnovers, make-ready units, punch lists, and preventative maintenance schedules.
  • Performing and assisting with plumbing, electrical, carpentry, drywall, painting, groundskeeping, and general building maintenance.
  • Monitoring maintenance requests to ensure timely completion and communicating updates with the Community Manager.
  • Coaching, mentoring, and training maintenance team members while helping address performance concerns.
  • Maintaining maintenance shops, storage areas, tools, equipment, and company vehicles in safe working condition.
  • Coordinating vendors and contractors by reviewing quality, cost, and timeliness while assisting with project bids.
  • Monitoring maintenance inventory and purchasing supplies within approved budgets.
  • Assisting with snow removal, grounds maintenance, emergency on-call responsibilities, and supporting nearby Conifer communities when needed.
  • Delivering exceptional customer service while maintaining safe, attractive, and well-maintained communities for residents.
