About The Position

The Assistant Maintenance Supervisor supports the overall maintenance operations of the property, assisting with both make-ready and service work orders. This role ensures compliance with company policies, safety standards, and applicable federal and state regulations (e.g., ADA, Fair Housing, OSHA, HAZCOM, Lead-Based Paint).

Requirements

  • High school diploma or GED equivalent required.
  • 2+ years’ experience in maintenance property management
  • EPA Universal Certification Required
  • Must possess solid knowledge of carpentry, electrical, plumbing, etc. information as required by daily operations.
  • Strong verbal and written communication skills.
  • Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines.
  • Must be team oriented and a problem solver.
  • Maintain professional appearance and manner at all times.
  • May be required to work extended periods of time without relief, when responding to priority/emergency situations.
  • Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device.
  • Lift and carry objects of up to 50 lbs. for distances of up to 30 feet.
  • Climb ladders and stairs.
  • Must have a valid driver’s license.

Responsibilities

  • Assist in overseeing daily maintenance operations and lead the team in the absence of the Maintenance Supervisor.
  • Perform maintenance tasks directly or delegate to Maintenance Technicians, while occasionally inspecting completed work for quality and compliance.
  • Support the implementation and management of the resident service request system, aiming for completion within 24 hours whenever possible.
  • Schedule and participate in the on-call rotation and provide service support as needed.
  • Maintain current and accessible safety documentation, including MSDS sheets, HAZCOM records, Lead-Based Paint protocols, mold/mildew procedures, pool and refrigerant logs, and EPA/OSHA compliance materials.
  • Monitor property conditions and promptly address any unsafe situations.
  • Maintain accurate records for preventive maintenance, service requests, and make-ready status of vacant units.
  • Ensure expenditures align with budget guidelines unless prior approval is obtained from the Property Manager or Regional Manager.
  • Schedule and perform routine maintenance on equipment and ensure tools are in excellent working condition.
  • Diagnose and perform minor repairs across a range of systems and components, including: Identify and map utility meter cut-offs, fixture shut-offs, and sewer clean-outs.
  • Maintain adequate inventory of parts and materials to support common repairs.
  • Assist in maintaining clean and litter-free grounds, including raking, sweeping, and shoveling as needed.
  • Support the make-ready process and collaborate with the Make-Ready Manager on unit preparation tasks.
  • Follow all company safety protocols and use appropriate safety equipment at all times.
  • Report unsafe conditions immediately and ensure familiarity with safety features of all tools and equipment.
  • Perform additional duties as assigned by the Property Manager or Regional Manager.
