About The Position

The Assistant Maintenance Manager supports the Maintenance Manager in overseeing day-to-day maintenance operations within an assigned residential community. This role assists with supervising maintenance technicians and/or roads and grounds personnel, ensuring work is completed in accordance with company standards of quality, workmanship, and customer service in the execution of change-of-occupancy maintenance, resident service requests, and property work orders, while maintaining full compliance with Fair Housing requirements. The Assistant Maintenance Manager plays a key role in work order execution, preventive maintenance, safety compliance, and emergency response, while ensuring accurate documentation and timely completion of work in Yardi.

Requirements

  • Strong understanding of work order classifications, environmental compliance requirements, and emergency response procedures.
  • Proven project coordination and communication skills to effectively collaborate with environmental, safety, and operational teams.
  • Minimum of two years of property management or maintenance operations experience.
  • Working knowledge of property and facilities maintenance practices.
  • Ability to exercise sound judgment in assigning, directing, and evaluating work.
  • Basic understanding of OSHA regulations and environmental compliance requirements.
  • Effective written and verbal communication skills with strong interpersonal abilities.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook).
  • Must be available for night and weekend emergency call duty as needed.
  • Possession of a valid, state-issued driver’s license and safe driving record is also required.

Nice To Haves

  • High school diploma or GED preferred.
  • College coursework or technical school training is highly preferred, with relevant trade certifications and licenses.
  • Prior lead, senior technician, or informal supervisory experience preferred.
  • Experience with Yardi property management software is preferred.

Responsibilities

  • Assist in supervising maintenance technicians, roads and grounds personnel, and work order staff.
  • Provide daily direction, coaching, and on-the-job training to support skill development and performance.
  • Monitor quality of work across multiple trades including plumbing, electrical, HVAC, drywall, painting, flooring, fencing, doors, roofing, siding, and general carpentry.
  • Reinforce safety practices, PPE usage, and lockout/tagout procedures.
  • Serve as acting supervisor in the Maintenance Manager’s absence as needed.
  • Assist with organizing, assigning, and tracking work orders to meet response time, quality, and customer service standards.
  • Monitor work order progress and accuracy in Yardi, ensuring technician notes, photos, and required documentation are complete.
  • Support reporting on key performance metrics including response times and completion rates.
  • Support coordination with Environmental Specialists, vendors, and maintenance staff to ensure environmental-related work orders are completed safely, timely, and in compliance with applicable requirements.
  • Assist with documentation review, home histories, and report preparation related to environmental work.
  • Assist with ordering and tracking maintenance supplies and materials.
  • Help ensure Safety Data Sheets (SDS) are current, accessible, and compliant with regulatory standards.
  • Support adherence to OSHA regulations, company safety policies, and maintenance procedures.
  • Assist in maintaining safety documentation and ensuring compliance with emergency, urgent, routine, and preventive maintenance standards.
  • Assist in managing the preventive maintenance program for HVAC systems, equipment, building infrastructure, and grounds, including pools, water parks, and playgrounds.
  • Help ensure scheduled maintenance is completed timely and documented accurately.
  • Promote and support a culture of safety aligned with the company’s ZERO Harm Journey Plan.
  • Assist with safety inspections, housekeeping standards, and corrective actions.
