About The Position

Arnold Grounds Apartment Management is seeking a motivated and experienced Assistant Floating Property Manager to support multiple affordable housing communities throughout the St. Louis, Missouri area. This position is ideal for a flexible, organized, and customer-focused professional who thrives in a fast-paced environment and is passionate about serving residents and supporting community operations. The Assistant Floating Property Manager will travel between assigned communities to assist with day-to-day property management operations, occupancy goals, compliance, resident relations, and administrative support.

Requirements

  • Minimum 2 years of property management experience required
  • Affordable housing experience required (LIHTC, HUD, Section 8, or Tax Credit experience preferred)
  • Previous Assistant Property Manager experience strongly preferred
  • Knowledge of leasing, compliance, and resident relations
  • Strong organizational and multitasking abilities
  • Excellent verbal and written communication skills
  • Proficiency with Microsoft Office and property management software
  • Ability to travel between communities throughout the St. Louis area
  • Valid driver's license and reliable transportation required

Nice To Haves

  • Experience with Yardi, RealPage, or similar property management systems
  • COS, TCS, or other affordable housing certifications preferred
  • Strong problem-solving and leadership abilities
  • Ability to work independently and adapt quickly to changing priorities

Responsibilities

  • Assist with the daily operations of multiple affordable housing communities
  • Support onsite teams with leasing, resident retention, and occupancy initiatives
  • Process applications, certifications, recertifications, and resident files in accordance with affordable housing regulations
  • Ensure compliance with LIHTC, HUD, Section 8, and other affordable housing programs
  • Assist with rent collections, delinquency follow-up, and financial reporting
  • Provide excellent customer service to residents, vendors, and team members
  • Help coordinate move-ins, move-outs, inspections, and resident communications
  • Maintain accurate records and property management software data
  • Support communities during staffing transitions, vacancies, audits, or special projects
  • Collaborate with Regional Managers and onsite staff to ensure operational success
  • Travel regularly throughout the St. Louis market as needed
