About The Position

The Design and Construction group works across all company projects, supporting the project development team, taking a lead role in delivering a buildable site in terms of the design and construction of work necessary to achieve sustainable, financially feasible, constructible and architecturally-welcoming communities. The Assistant Construction Manager’s role is to assist the Design and Construction team in oversight of the activities of individual projects from inception through construction completion. In collaboration with the in-house design team, the Assistant Construction Manager will assist with early design and budgeting, environmental, geotechnical, and civil. After the financial closing, the Assistant Construction Manager will assist the D&C Manager with oversight of all construction activities at the site as well as the monthly pay application process. The Assistant Construction Manager will assist the Design and Construction team with being the primary point of contact for all construction activities, up through the completion and hand off to property management.

Requirements

  • Successful experience collaborating with contractors, architects, and consultants
  • Experience and comfort managing several complex projects simultaneously

  • Comfort operating in matrixed organization, with project-based teams
  • Strong computer skills (MS Office, Adobe PDF, Sharefile programs, etc)
  • Must have a valid driver's license.
  • Bachelor’s degree required, focus in Business, Engineering, Architecture, or Construction Management preferred
  • Five+ years of experience in real estate transaction environment (developer, contractor, architect, investor, lender, etc.)
  • Experience with Owner/Architect/Contractor (“OAC”) meetings

Responsibilities

  • Assist the Design and Construction team with contract management, including assembling contracts and collecting the required signatures
  • Assistance with management of green building requirements, engagement and oversight of the green building consulting firm, and organizing all green building final inspections and signoffs prior to Substantial Completion
  • Assisting the MBS Construction Manager with monthly oversight and management of the hard cost budget (pay application, PCO log, CO log, allowances, alternates, etc)
  • Oversight and preparation of monthly Construction Status Reports (CSRs)
  • Oversight and management of the Construction Status Report tracker for all projects under construction and in lease-up. This requires daily and weekly updates to the tracker, and oversight of accurate data for each monthly staff meeting
  • Assist with monthly preparation of the Pay Application (review of the General Contractor’s submittal and completeness of paperwork, organization of the full package and submittal to the MBS Project Accountant)
  • Ownership of the monthly in-house construction tracking sheets (Submittits, RFIs, ASIs, PCOs, COs, and other documents submitted by the Architect or General Contractor)
  • Cooperation and collaboration with all internal and external project team members
  • Coordination with a diverse group of outside interested parties, including but not limited to: city planning departments, utility companies, state and federal environmental regulators, and financing partners as well as their consultants
  • Maintaining and updating a set of Standard Documents commonly used by the department, including the MBS Design Guidelines
  • Participation in MBS internal project review meetings
