About The Position

BB Living is a leader in the single-family "build to rent" asset class, developing and operating high-quality rental homes across the United States. The Company is expanding its presence in new and existing markets and is seeking an Assistant Construction Manager to join its team. This role reports directly to the Project Lead and is responsible for directing and supervising trades and suppliers, managing the flow of work to achieve project schedules, and ensuring compliance with project schedule, budget, and quality standards.

Requirements

  • Must be capable of reading and understanding plans and specifications.
  • Knowledgeable about construction methods, materials, and regulations.
  • Flexible and able to work effectively in a fast-paced environment.
  • Decisive and able to work well under pressure, particularly when faced with unexpected occurrences or delays.
  • Ability to coordinate multiple activities at once.
  • Good oral and written communication skills.
  • Ability to establish a good working relationship.
  • Periodic travel may be required.
  • Project team will be on site when any trades are working, or material deliveries are scheduled.
  • 10-hour OSHA training required; 30 hours preferred.

Responsibilities

  • Participate and support the creation of project schedules, budgets, and scopes of work.
  • Participate in and support weekly schedule coordination meetings with subcontractor foremen to outline requirements of work completion, manpower needs, interference coordination, inspections, and sequence of work.
  • Distribute three-week look ahead schedules and communicate schedule requirements with all subcontractors.
  • Walk and inspect all areas of work at least twice daily, producing corrective punch lists.
  • Understand and ensure compliance with all contract documents, including scopes of work, quality standards, schedule requirements, and notice requirements.
  • Promptly notify the project team of schedule and performance issues, and develop and implement corrective plans.
  • Document daily job reporting according to company SOPs, including manpower counts, weather conditions, activities performed, and material deliveries.
  • Ensure compliance with the company's safety program and provide safety and accident reporting.
  • Inspect and maintain a clean jobsite, including the inside of homes under construction and the overall jobsite.
  • Initiate RFIs to address issues with plans and specifications and ensure corrective information is shared with the project team.
  • Notify subcontractors and material suppliers in advance to assure timely material delivery and adherence to production schedules.
  • Proactively identify and solve problems affecting schedules, budget, and quality, ensuring all actions are communicated to the Project Lead and coordinated with the project team.
  • Ensure proper coordination and scheduling of all inspections with local and state officials.
  • Responsible for quality control of work and its adherence to construction documents and project requirements.
  • Maintain a neat and professional office space and appearance.
  • Maintain a professional and cooperative relationship with the architect, engineers, subcontractors, material suppliers, town officials, and the client.
  • Maintain on-site project files for work scopes, submittments, RFIs, bulletins, drawing logs, sketches, and as-built drawings.
