The Assistant Community Manager is responsible for converting telephone and walk-in prospects into leases, thereby maintaining and increasing occupancy. This role also involves effectively communicating with existing residents to establish a successful renewal program. The Assistant Community Manager is responsible for weekly/monthly reports, including collecting and posting rents, and assisting the Community Manager with the day-to-day coordination of managing the community according to established standards. Additional responsibilities include the collection of past due rents, including sending late rent letters, filing for evictions, and following up with the collection agency. The role also supports office administrative needs such as general filing, reviewing and maintaining lease files according to policy, and managing computer records. A key aspect of the position is identifying and striving to meet resident needs.
