About The Position

The Assistant Community Manager supports and assists the Community Manager in overseeing and managing the financial and operational facets of the community. This role involves completing accounting and reporting tasks, preparing monthly close-out and financial reports, processing invoices, collecting rent and other payments, completing bank deposits, dispositions, and account reconciliations, and utilizing property management systems for financial tracking and reporting.

Requirements

  • High School Diploma or GED Equivalent
  • Property Management, Sales, Marketing, and Customer Service background sufficient to manage the day-to-day operation of an apartment community.
  • Advanced Communication, Presentation, and Delivery Skills with ability to connect to people at all levels.
  • Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes.
  • Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
  • Current Valid Driver's License
  • Must be available to work on weekends when scheduled.
  • Must be able to perform essential job functions unaccompanied.
  • Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
  • Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat.
  • Intermittently required to sit and perform keyboard work.
  • Routine local travel may be required for business-related errands, meetings, and training.
  • Non-local travel may be required for business-related responsibilities.

Responsibilities

  • Supports leasing and marketing efforts to achieve revenue and occupancy goals by completing the full leasing cycle.
  • Completes daily transactions and tasks related to the financial operation of the community.
  • Reviews and submits invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased.
  • Gathers, analyzes, and interprets market and economic trends that may impact the property and recommends improvements.
  • Stays informed about changes in technology, industry standards, and leasing/sales tools and processes.
  • Manages the lease enforcement process, including apartment inspections, evictions, collections, and notifications.
  • Conducts property tours and provides updates on property performance to clients/owners, meeting with them as needed.
  • Manages contractors and vendors.
  • Promotes resident satisfaction by establishing and maintaining relationships with residents and co-workers.
  • Ensures the safety, cleanliness, and general appearance of the property, reporting any malfunctions or accidents.
  • Ensures the property maintenance team complies with Company standards for service requests.
  • Acts as the on-site supervisor in the absence of the Community Manager, organizing daily work, coordinating maintenance tasks, and managing community operations.
  • Stays informed about market and competitor conditions, develops and implements marketing plans to sustain occupancy, and follows established policies for concessions and specials.
  • Performs other duties as assigned.
