About The Position

Morguard is seeking a full-time Assistant Community Manager for their Apartment Community in New Orleans, LA. This role is designed as a training ground for promotion to Community Management, requiring an encouraging and hands-on individual to support onsite Property Management Operations, complete projects, and help motivate the onsite team. The schedule will vary, with up to 40 hours per week, and overtime will be compensated at time and a half. The leasing office operates from 8:30 AM to 5:30 PM on weekdays and 9:00 AM to 5:00 PM on Saturdays. Availability during these hours and to work up to two Saturdays a month, particularly before the 1st of the month for rent collections, is required. The Community Manager will support schedule flexibility and accommodate advance time-off requests. A business day off will be provided on weeks when a Saturday is worked.

Requirements

  • Minimum 2 years’ experience in property management is required
  • High School Diploma required
  • Strong Marketing/Leasing experience
  • Thorough knowledge of all applicable Federal and State Fair Housing Laws
  • Strong financial reporting, organization, and accounting skills
  • Thorough attention to detail
  • Strong computer proficiency
  • Good familiarity with Entrata or Onesite, Excel, and Microsoft Word
  • Professionalism and a high level of enthusiasm
  • An excellent attitude and willingness to learn
  • Resolve to provide prompt and friendly service

Nice To Haves

  • Bachelor's or Associates degree is ideal
  • 1-3 years of direct experience with Multi-family property management and the commensurate professional designation (CAM, ARM, CPM, etc.)

Responsibilities

  • Collect and post rent each month
  • Assist in the handling of resident work order requests and various concerns as required
  • Conduct follow-up activity as needed with new and current residents
  • Maintain positive working relationships with residents, vendors, and contractors
  • Assist with leasing and lease renewal efforts onsite
  • Physically walk and inspect the property
  • Responsible for a significant portion of the on-site accounting functions, as well as leasing apartments
  • Fills the role of the person-in-charge when the primary manager is not present
