About The Position

The Assistant Community Manager (ACM) is responsible for assisting the Community Manager (CM) in the overall operation and performance of the property to company standards. This includes marketing, occupancy, collections, expense control, property maintenance and curb appeal, resident relations, and team leadership.

  • At least two years of college education and two years of related experience OR at least four years of related experience

Responsibilities

  • Provides excellent internal and external customer service by greeting and assisting residents and prospective residents, answering and directing calls, prioritizing customer service, displaying productive and professional conduct, maintaining satisfactory Customer Service Assessment scores, inspecting grounds, common areas and amenities daily, proactively and reactively inputting maintenance work orders, and following up on work order completion and resident satisfaction.
  • Assists prospective residents through the leasing process in accordance with Ascentia policies and procedures and Fair Housing regulations, including maintaining knowledge of market rent rates, showing available models/homes, using selling techniques to close the deal, processing applications, leases and other paperwork, and communicating move-in information.
  • Markets the community through various platforms to gain occupancy by assisting in market analysis, following up with prospective residents, ensuring accuracy of marketing materials and signage, and updating online advertising.
  • Assists with the monthly rent collection process per company guidelines, including achieving or surpassing delinquency goals, preparing and delivering delinquency notices and eviction paperwork, and preparing reports for the Community Manager.
  • Controls expenses and assists in the annual budgeting process by processing invoices, assisting in maintaining inventories, coding transactions, and managing the Purchase Order Log and Expense Notebook.
  • Manages and develops staff.
  • Completes additional reporting and administrative responsibilities for the community as needed.
  • Manages safety compliance in all aspects of the community, including loss prevention, ensuring availability and utilization of PPE, MSDS, and safety policies, reporting unsafe conditions, and reporting community incidents and employee injuries.
  • Demonstrates consistent, predictable attendance.
