About The Position

The Assistant Community Director (ACD) supports the Community Director in the full operation of an affordable housing community, including financial administration, compliance, leasing, and resident relations. The ACD acts as the on-site leader in the Community Director's absence and plays a key role in maintaining accurate resident files and financial records.

Requirements

  • 1+ years of property management or administrative experience, affordable housing preferred
  • Working knowledge of LIHTC and/or HUD/Section 8 certification processes preferred
  • Experience with RealPage/OneSite, Yardi, Fortress, or similar property management software preferred
  • Fair Housing certification required within 7 days of employment
  • High attention to detail and accuracy, particularly with compliance documentation
  • Strong organizational and time-management skills
  • Professional, courteous communication with residents and staff
  • Ability to work independently and exercise sound judgment in the CD's absence
  • Comfortable managing sensitive resident financial and personal information

Responsibilities

  • Support management of the property's operating budget
  • Assist in maintaining physical occupancy at or above budgeted levels through proactive leasing and retention support
  • Support the delinquency (DQ) process, including proactive rent collection efforts such as door-to-door visits, phone calls, and text outreach to delinquent residents, with resident account notes updated weekly
  • Assist the Community Director with the eviction process when necessary, including follow-up with the local attorney, in accordance with company and legal requirements
  • Support execution of the property's action plan, tracking follow-through on assigned initiatives
  • Assist with completing final account statements for move-outs
  • Process initial certifications, annual recertifications, and interim certifications in accordance with LIHTC and HUD/Section 8 requirements
  • Maintain accurate, audit-ready resident files and compliance documentation
  • Assist the Community Director in preparing for REAC, MOR, and state agency inspections
  • Track and follow up on outstanding certification and documentation deadlines
  • Support leasing activity, including tours, applications, and move-in coordination when needed
  • Assist in maintaining the waitlist in accordance with program requirements and fair housing law
  • Support outreach marketing efforts and resident referral programs
  • Complete follow-up and update notes on applicants and prospects
  • Confirm move-in funds are received, the lease is signed, and utilities are set up prior to resident move-in
  • Serve as a point of contact for resident inquiries, concerns, and service requests
  • Support weekly on-site vacant apartment home walks and help ensure the preventative maintenance schedule is adhered to
  • Assist in tracking maintenance work orders to help ensure apartment home turn times are completed within 7 business days
  • Step into the Community Director role for daily operations during absences
  • Submit incident reports within 8 hours of occurrence in the absence of the Community Director
