About The Position

SAIL is seeking an organized, dependable operations professional to serve as an Assistant Business Manager. This role is the operational backbone of the community, working alongside the Business Manager to ensure the property runs smoothly and accurately on a day-to-day basis. The Assistant Business Manager will be responsible for managing details such as unit turns and vacant-unit readiness, maintaining accurate Yardi data, ensuring timely rent collections, keeping files organized, managing renewals, and supporting leasing efforts while providing professional service to residents. The position offers a clear path for advancement to Business Manager.

Requirements

  • 1+ years of property management, leasing, or operations/administrative experience (market-rate multifamily a plus).
  • Strong organization and exacting attention to detail in managing files, data, and deadlines.
  • Comfortable following established processes and producing accurate, polished work.
  • Dependable, professional, and service-oriented with residents and teammates.
  • Proficiency in Yardi or comparable property management software (or the ability to learn quickly).
  • Working understanding of Fair Housing law and leasing compliance.
  • Ability to stay organized and accurate while managing multiple recurring priorities.
  • High school diploma or equivalent.

Nice To Haves

  • Some college or an industry credential (e.g., NALP).

Responsibilities

  • Coordinate unit turns and vacant-unit readiness, and conduct white-glove move-in inspections and timely move-outs.
  • Complete daily property walks to ensure curb appeal and basic safety.
  • Manage keys and fobs.
  • Maintain audit-ready files and a show-ready office.
  • Uphold SAIL standards consistently.
  • Achieve occupancy, collections, and delinquency benchmarks.
  • Post rent and fees promptly.
  • Verify and code vendor invoices.
  • Operate within budget.
  • Enter complete and accurate data in Yardi.
  • Assist in driving occupancy by ensuring fast speed-to-lead, including processing tours, applications, and screenings within policy, and consistent follow-up.
  • Support the renewal plan alongside the leasing team.
  • Deliver Legendary Service through dependable, professional, and responsive support to residents.
  • Resolve resident concerns promptly.
  • Respond to online reviews in a brand-aligned manner.
  • Assist in hosting resident events.
  • Maintain compliance with Fair Housing, ADA, and FCRA regulations.
  • Keep required postings, licenses, and reports current and submitted on time.
  • Protect file integrity and support audits.
  • Act as the Business Manager's reliable right hand, anticipating needs, following through, and keeping the operation tight.
