About The Position

Pillar Income Asset Management, Inc. ("Pillar") is a Dallas-based real estate investment, development, and management company overseeing a portfolio exceeding $2.5 billion in real estate assets. Through its affiliated entities, Pillar manages more than 65 properties, including over 8,700 multifamily units, 1.9 million square feet of commercial space, and more than 4,500 acres of land holdings throughout the Southern United States. In addition to asset and property management services, Pillar provides financing and capital management support to its affiliated companies, including transactions involving HUD, Fannie Mae, Freddie Mac, CMBS, and other debt financing structures. The Asset Management Analyst is a highly analytical position that supports the asset management team and assists with portfolio oversight. This role provides analytical oversight and implementation of strategies and initiatives for individual assets and across the multifamily portfolio. The position also requires evaluating market/submarket data and is responsible for evaluating property performance, and developing, communicating, and executing property-level business plans and strategies.

Requirements

Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or a related field.
3–5 years of experience in real estate operations, asset management, or a similar analytical role.
Advanced Excel and financial modeling skills, including experience with cash flow modeling and scenario analysis.
Strong understanding of real estate operating statements and core performance metrics such as cash flow, NOI, DSCR, occupancy, concessions, delinquency, and loss-to-lease.
Demonstrated ability to perform detailed submarket research and comp analysis using institutional data platforms.
Strong written and verbal communication skills with the ability to present data-driven conclusions clearly and concisely.

Nice To Haves

Familiarity with RealPage, Yardi, or similar property management system preferred.
Experience working with third-party property managers and revenue management tools.
Exposure to budgeting, forecasting, investor/board reporting, and CAPEX oversight.

Responsibilities

Provide ongoing review and analysis of financial and operating reports to monitor performance. Flag material variances to drive timely resolution with third-party managers. Provide analysis that identifies trends and evaluates performance to guide strategic decisions.
Monitor key performance indicators including physical occupancy, economic occupancy, effective rent per unit, NOI margin, operating expense ratio, DSCR, debt yield, leasing velocity, absorption, resident retention rate, collections, and delinquency.
Conduct in-depth market and submarket review of competitors and industry trends to help formulate asset strategy.
Prepare NOI forecasts, cash flow projections, and variance analyses; reconcile actual results versus budget on a monthly and quarterly basis.
Prepare and distribute weekly, monthly, and quarterly report packages for senior management and board of directors.
Participate in the preparation, review and communication of the annual budget, reforecasting process and variance review.
Schedule and host pre-opening calls and maintain start-up checklists for new lease-ups.
Monitor capital projects and review expenses to ensure they are within budget and properly approved.
Prepare monthly compliance reports, complete and submit applications to taxing authorities for tax exemption for low-income, tax-abated properties and calculate Yearly Affordable Housing values.
Procure annual rent/income requirements from HUD and housing agencies, update compliance report templates, and distribute to property management companies.
Submit Audited Financial Statements to all taxing authorities and applicable state housing agencies.
Work with management companies to update monthly Life Skills Calendars and ensure compliance with program requirements.
Verify insurance certificate holders annually.
Receive, prepare, and submit insurance receipts to all property lenders for reimbursement of paid premiums, track reimbursements to property accounts.
Help ensure consistency, accuracy, and timeliness across all required reporting deliverables.
Evaluate revenue management system outputs and pricing recommendations; work with Asset Managers to create and optimize rent strategy during lease-up and stabilized operations.
