About The Position

Green Alpha Property Management is seeking an Area Property Manager to oversee all property management for the Longview & surrounding region. This role is crucial in managing a rapidly growing portfolio and implementing strategic plans for each property. The position requires travel up to 50% of the time within Texas. The company focuses on improving the lives of its stakeholders through acquiring, managing, and enhancing commercial real estate properties.

Requirements

  • 5+ years of real estate experience in property management, investing, or asset management
  • Some LIHTC/Tax Credit experience required
  • Management experience required
  • Various System Experience (excel, word, etc) required
  • Strong desire to uphold personal honesty, integrity, and work ethic
  • Drivers License and ability to drive to various properties
  • Legal documentation showing ability to work in the United States

Nice To Haves

  • Experience with Appfolio or Entrata preferred but not required
  • Maintains a passionate and enthusiastic attitude

Responsibilities

  • Effectively manages a team of property managers throughout the region.
  • Solely responsible for the hiring, onboarding, disciplinary actions, etc., for properties within the region.
  • Oversees each property manager to ensure all aspects of property management (leasing, communication, maintenance, compliance, contract management, collections, screening, onboarding, evictions, renovations, facility services, etc.) are carried out effectively, efficiently, and in alignment with company standards.
  • Works closely with the Vice President of Property Management to ensure optimal training for Property Managers.
  • Directly oversees contractor relationships to ensure units are renovated and refurbished quickly and within budget.
  • Directly oversees capital projects for each property within the region and tracks CAPEX spend.
  • Works closely with the company Project Manager and Vice President of Integrations to ensure aggressive progression of property-specific strategic plans.
  • Responsible for identifying and selecting contractors for CAPEX-related projects.
  • Works closely with the Regional Maintenance Director to ensure timely resolution of work orders and emergent facility issues.
  • Ensures units are 100% ready for move-in.
  • Provides direct oversight of the rent roll of each property in the region to drive occupancy and decrease past-due balances.
  • Continuously analyzes reporting in company software to increase efficiencies and proactively identify and solve problems.
  • Ensures marketing for each property is established and maintained routinely in accordance with company standards.
