About The Position

The Area Manager is directly responsible for managing our client book of business. The Area Manager is responsible for ensuring that vendors meet or exceed our contractual obligations to our customers by providing quality janitorial services. The Area Manager guides the communications between janitorial services vendors and our janitorial customers.

Requirements

  • Must have a reliable vehicle with car insurance.
  • Must possess a clean driving record with a valid U.S. Driver’s License
  • Must be self-motivated with a strong ability to prioritize and accomplish multiple tasks, projects, and meet deadlines.
  • Ability to maintain high-quality interpersonal relationships.
  • Must be able to negotiate and collaborate with vendors at many different levels.
  • Some experience with and knowledge of cleaning processes and equipment.
  • Great verbal and written communication skills
  • Excellent customer relationship skills
  • Familiarity with the hiring process
  • Professional demeanor and behavior
  • Must be willing to work weekends and be flexible with their schedule
  • Must be accessible to our customers, after hours, weekends, holidays and in emergency situations

  • Ability to work independently, with minimal supervision
  • General ability with Microsoft Office Suite (Word, Excel, Outlook, etc.)

Nice To Haves

  • Minimum 3 years management and supervisory experience in related field, preferably account management

Responsibilities

  • Conducts quality control visits weekly to ensure our customer’s Scope of Work is met.
  • Acts as the primary point of contact and a functional bridge between vendors/employees and the customer.
  • Communicates company initiatives, procedures, and direction to vendor management and employees in a timely manner.
  • Ensures that the vendors have a clear understanding of the customer requirements and expectations.
  • Ensures work standards are in accordance with customer requirements.
  • Monitors vendor management chemical and equipment inventory to meet contract requirements.
  • Responsible for hiring, training, negotiating, developing vendor partners and employees.
  • Prioritizes work responsibilities to give appropriate attention to all work areas in the assigned geographical area.
  • Communicates regularly with upper management to ensure operational continuity, track performance, and resolve any larger issues.
  • Responds quickly to any client, vendor, or employee complaints, requests and issues, documenting the issue and following up to resolution.
  • Manages the scheduling of services based on customer requirements, within specified periods and ensures these services are approved and billed in accordance with contract.
  • Manages timekeeping, payroll, safety, and other onsite responsibilities for W-2 employees.
  • Manages special project work as requested.
  • Other tasks, as assigned
