About The Position

Area Managers are responsible for ensuring the proper and effective operations of the portfolio they oversee. This role requires individuals to oversee the day-to-day work and operations of site-level employees to ensure adherence to organization guidelines, financial control, and owner communications. This Area Manager will be over multiple communities around the Saint Louis Area overseeing around 1k units!

Requirements

Five (5) plus years of community management experience; prior experience in area or regional manager role ideal.
Experience with and a passion for leading, building, motivating, and managing teams.
Track record of success in creating and managing budgets and increasing net operating income.
Approachable and personable individuals, equipped with excellent communication skills and an ability to create and maintain dynamic interpersonal relationships.
An individual who thrives in a fast-paced, frequently changing, and complex work environment with limited supervision.
Willingness to work a non-traditional schedule including evenings and weekends as necessary to meet and exceed expectations and deliver exceptional results.
Experience with AppFolio, Entrada, Yardi, Etc.

Nice To Haves

Bachelor’s Degree or equivalent experience preferred.

Responsibilities

Own and drive all community operations including revenue management, expense control, financial planning, budget achievement, marketing plans, team development, and resident relations.
Maintain the operations of multiple properties through frequent site visits, inspections, and audits.
Manage and participate in the strategic vision for each asset including repositioning and redevelopment plans.
Stay informed about local, state, and federal housing regulations and ensure compliance in all property management activities.
Maintain accurate and in-depth knowledge of the community.
Coordinate with Regional Service Manager on operations of the property from both a maintenance and office perspective.
Participate in community inspections with the city, lenders, investors, and owners as required; resolve issues as needed.
Step in to continue the day-to-day operations of a property in the absence of a Manager.
Prepare annual property budgets and business plans with realistic goals to increase operating income while reducing expenses.
Monitor the collection of rent payments and delinquencies according to company policies.
Review and approve payment for invoices in AppFolio weekly to monitor property spending and avoid overdue payments.
Review all community financial and operational reporting for accuracy and delivery in timeframe outlined.
Generate and prepare regular reports on property performance, occupancy rates, and financial metrics. (i.e., variance reports, weekly performance reports, and monthly performance reports)
Provide recommendations for property improvements and cost-saving measures.
Analyze management reports and make recommendations to improve performance and reporting.
Offer positive, supportive, and motivational leadership to the Community Managers, and management team.
Work side by side with site staff.
Review staff performance regularly, communicate expectations, and hold associates accountable through training, mentoring, performance, improvement plans, and, as a final resource, corrective action.
Foster a positive and productive work environment.
Promote a corporate culture of teamwork, compassion, honesty, and respect to create a sense of community for both the residents and the entire organization.
Maintain positive relationships with the ownership groups for each community and facilitate weekly calls with owners as requested.
Collaborate with training, marketing, and accounting to implement policies and industry best practices.
Conduct interviews, hire, develop, mentor, and grow management and maintenance staff at individual communities to become future leaders within the organization.
