It's about people, planet, and passion. Our Area Facilities Managers oversee a portfolio of spaces throughout the country. This position has both an operational and strategic focus. Area Facilities Managers are #Futureshapers who want to positively influence and shape the lives of other students. They are responsible for top tier operations performance within our spaces overseeing portfolio management while creating and leading the future direction of our Yugoers. The Area Facilities Manager is the coach, mentor, and subject matter expert of operational excellence for companywide initiatives. They participate in and lead weekly operational leadership meetings to gauge performance and foster creative enterprise. The Area Facilities Manager ensures that their portfolio of Yugoers are equipped with the tools and resources needed to achieve overall business results. This role will cover an assigned portfolio of properties and will report to the Director of Facilities.

Requirements

  • Bachelor degree required; or 2 years of experience in the student housing / multi-family housing / hospitality industry; or equivalent combination of education and experience.
  • Experience in operational management or equivalent
  • Demonstrate strong leadership abilities with the ability to remotely lead a portfolio of teams
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of employees of an organization.
  • Reading, writing, and speaking fluently in English
  • Ability to calculate figures and amounts such as discounts, interest, and percentages.
  • Ability to take and interpret dimensional measurements of building materials
  • Ability to use and interpret readings from diagnostic tools and materials (and ability to test readings against established code and trade standards) including but not limited to: Multimeter, Temp Sensor, Moisture Meter, Free Chlorine and pH Testing Kits, Mold and Lead Testing Kits and other Industrial Hygiene testing materials, Pressure Gauges / HVAC Manifold Gauges
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Ability to read and interpret Architectural, Structural, Electrical, and Plumbing drawings from Site Construction Plans
  • Ability to obtain necessary qualifications for and act as Health & Safety Program Manager – acts with discretion and authority in managing response to hazards in the built environment / listens carefully and issues clear instructions in this capacity.
  • Microsoft Office Suite (Outlook, Word, Excel, PowerPoint, etc.)

  • Ability to use and deploy app-based PM, Inspection and Asset Tracking platforms

Responsibilities

  • Lead by example through exhibiting and enforcing the Yugo Operations culture.
  • Monitor and manage work order and make ready status of all their communities
  • Manage site level procurement to budget, or propose exceptions as needed.
  • Review facilities compliance information (Operational Permits, Periodic Life Safety Systems Confidence Testing Inspections, testing logs, preventative maintenance schedules) and work with Director of Facilities, Regional Manager, and on-site teams on areas of improvement including, but not limited to daily, weekly, monthly, quarterly and annual property maintenance schedules, procurement of materials and resources within budget – noting exceptions, and the development and upkeep of property-specific O&M Plans.
  • Provide to Director of Facilities timely performance updates that identify concerns/potential risks as well as opportunities.
  • Attend and actively participate in team meetings (both remote and in-person), systems training, EPA, OSHA and other trade-specific compliance courses, operations meetings, and other conferences.
  • Monitor, support, coach, and provide technical training to Yugoers to instill confidence and ensure success.
  • Be able to develop peer-to-peer relationships that motivate on-site team members to efficiently achieve Key Performance Indicators.
  • Collect data through reporting, system processes, and inspection workflows; evaluate them for efficiency and provide feedback to Director of Facilities.
  • Collaborate closely with the Sales, Accounting, People and Culture, and Marketing teams to achieve shared objectives such as revenue KPIs and Yugo Culture.
  • Analyze weekly property KPI reporting to identify focus areas and opportunities for improvement
