This role involves managing the real estate lifecycle for assigned territories, including renegotiating existing leases, identifying new store growth opportunities, leading site selection, managing project budgets, recruiting and managing brokers, negotiating lease agreements, facilitating lease renewals, establishing timelines for zoning and building approvals, and collaborating with various stakeholders to ensure project execution within schedule and budget.

Requirements

  • Minimum of 5 years of experience in real estate development, leasing, or property management, with a focus on commercial properties
  • Proven track record of successfully negotiating leases and managing development projects from inception to completion
  • Strong understanding of market dynamics and trends, with the ability to identify and capitalize on growth opportunities
  • Excellent communication and interpersonal skills, with the ability to build relationships and collaborate effectively with internal and external stakeholders
  • Highly organized and detail-oriented, with the ability to prioritize tasks and manage multiple projects simultaneously
  • Proficiency in Microsoft Office Suite and real estate management software

Responsibilities

  • Renegotiate existing leases within assigned territory to optimize terms and conditions, ensuring favorable outcomes for Avis Budget Group
  • Oversee the full real estate lifecycle from site selection to store opening
  • Identify areas of development potential for new store growth, conducting thorough market analysis and feasibility studies
  • Lead the site selection process for all new locations and relocations, considering factors such as demographics, traffic patterns, and competition
  • Develop and manage project budgets and capital allocation, ensuring cost-effective strategies for expansion
  • Recruit and manage brokers within your market, overseeing development strategies and site acquisition efforts
  • Negotiate lease agreements, including price, terms, and build-out requirements, in collaboration with legal and real estate teams
  • Facilitate lease renewals and conduct location analysis to assess profitability and performance
  • Establish timelines and budgets for obtaining necessary zoning and building approvals, coordinating with relevant stakeholders
  • Collaborate with attorneys, engineers, architects, and contractors as needed to facilitate project execution
  • Ensure adherence to project schedules and budgets, monitoring progress and addressing any issues or delays proactively
