About The Position

Due to continued company growth, American Facility Services is seeking a service-driven and detail-oriented Area Custodial Project Manager to support daily operations, ensure contract compliance, and strengthen client relationships. While Austin, TX is the primary reporting location, this position supports accounts and business development efforts throughout Texas. The Area Custodial Project Manager may be required to travel statewide to provide onsite operational support, conduct inspections, attend pre-bid meetings and walkthroughs, support employee coaching and counseling, address client needs, and assist with other operational initiatives as needed. Work schedules may vary based on business demands, and evening, weekend, and occasional overnight travel may be required.

Requirements

  • 3+ years of supervisory or management experience in custodial, janitorial, facility services, or a related service industry.
  • Proven experience managing multiple accounts, locations, or service contracts.
  • Strong leadership skills with experience recruiting, hiring, training, coaching, and counseling employees.
  • Demonstrated ability to build and maintain positive client relationships while delivering high-quality service.
  • Experience conducting site inspections, quality control audits, and performance evaluations.
  • Ability to manage multiple priorities, solve problems independently, and respond effectively to operational challenges.
  • Proficiency with Microsoft Office, email, and mobile technology.
  • Valid driver's license, reliable transportation, and an acceptable driving record required.
  • Ability and willingness to travel regularly throughout Texas, including occasional overnight travel.
  • Ability to work a flexible schedule, including evenings and weekends, based on business needs.
  • Must be authorized to work in the United States.
  • Ability to walk, stand, and move throughout customer facilities for extended periods.
  • Ability to regularly climb stairs and inspect multiple areas of customer sites.
  • Ability to bend, stoop, kneel, crouch, and reach as needed during facility inspections and operational reviews.
  • Ability to lift and carry up to 25 pounds regularly and up to 50 pounds occasionally.
  • Ability to operate a computer, mobile device, and other standard office equipment.
  • Ability to work in a variety of environments, including office buildings, schools, industrial facilities, healthcare settings, and outdoor areas as required.
  • Ability to travel frequently and safely operate a motor vehicle throughout Texas.
  • Must be able to respond to operational emergencies and work flexible hours, including evenings, weekends, and occasional overnight travel as business needs require.
  • Employment is contingent upon successfully passing a criminal background check.
  • Fingerprint-based background screening may be required for certain customer locations and contracts.

Nice To Haves

  • Experience with proposal development, RFP/RFQ responses, pricing, and pre-bid meetings is preferred.
  • Bilingual English/Spanish is a plus.

Responsibilities

  • Manage multiple custodial contracts and ensure compliance with customer requirements.
  • Conduct routine site inspections and implement quality control standards.
  • Recruit, hire, train, and coach custodial employees.
  • Serve as the primary point of contact for assigned clients.
  • Resolve customer concerns and support account retention and growth.
  • Assist with RFPs, RFQs, pricing, site assessments, and pre-bid meetings.
  • Manage staffing, labor reports, inventory, equipment, and operational documentation.
  • Ensure compliance with company policies and safety standards.
