About The Position

Performs difficult and technical work in the appraisal of real and/or personal property. Works under the general supervision of the Director with direction from the Chief Appraiser. Performs related duties as required.

Requirements

  • Michigan Advanced Assessing Officer (MAAO) for Appraiser III
  • Michigan Certified Assessing Officer (MCAO) for Appraiser II
  • Michigan Certified Assessing Technician (MCAT) for Appraiser I
  • A minimum of one (1) year experience in the valuation or appraisal of real property within a government agency responsible for appraisals for tax assessment purposes is required.
  • A minimum of one (1) year experience using BS&A Assessing software and Apex Sketching software.
  • Must possess and maintain a valid Michigan driver's license, along with a good driving record.
  • Must be able to perform Essential Job Duties and Functions with or without reasonable accommodations.

Nice To Haves

  • Must successfully complete a Michigan Certified Assessing Officer (MCAO) certificate within (2) years of holding position. Failure to successfully complete the MCAO certificate will result in a layoff. (for Appraiser I)

Responsibilities

  • Appraises commercial, agricultural, industrial and some residential properties using State Tax Commission approved techniques and standards to determine the estimated true cash value
  • Prepares property records for on-site inspection of sold properties and properties selected for appraisal studies
  • Travels throughout the County making physical inspections of property, interviewing owners, tenants, and managers to obtain and verify information on physical characteristics of structures, land improvements, land use and other pertinent information necessary for valuation
  • Measures structures and land improvements. Prepares sketches of all improvements and legal descriptions. Determines soil categories for Agricultural properties. Analyzes and verifies sale information
  • Completes or updates appraisal records including all required data, interpreting to a standardized form using BS&A software to determine an estimated true cash value
  • Determines proper computation of final value based on factors such as, but not limited to: zoning, current use of property, replacement costs, market comparison, income analysis, depreciation, and land improvement determinations
  • Use appropriate methods to determine value of land and improvements
  • Ensure that new parcels and construction are on tax rolls
  • Consistent and punctual attendance
  • All other duties as assigned
