About The Position

River Run is a shared services organization that supports banking affiliates, Newburyport Bank, Pentucket Bank and Rollstone Bank & Trust. The Appraisal & Environmental Analyst procures, tracks, and reviews commercial loan related appraisal and environmental reports. Maintains a constant flow of pertinent information between vendors and internal staff while ensuring due diligence is thorough, accurate, timely, and meets regulatory and policy requirements. Evaluates certain properties for underwriting or review purposes, as needed, and engages and reviews business valuation reports.

Requirements

Associate or Bachelor’s degree in business or 3-5 years professional experience in lieu of college degree.
1-2 years of professional experience.
Prior experience in commercial lending or a real estate related industry strongly preferred, including previous experience with commercial and residential appraisals and environmental reports.
Prior experience working within a loan origination system preferred.
Strong decision-making and oral and written communication skills.
Proficient with word processing, spreadsheet, and email applications.
Service and detail oriented with an ability to work successfully within stated deadlines.
Professional demeanor and professional maturity for working closely with sensitive information, clients, employees, and vendors and the ability to multi-task and efficiently prioritize work.

Responsibilities

Oversees the end-to-end procurement process for required appraisal and environmental reports, ensuring that pertinent information is communicated to vendors and that the scope of work is correct and aligns with policy requirements and regulations.
Evaluates bids and proposals from appraisal/environmental firms based on cost, quality, and timeframes. Prepares and presents bids to lending staff to ensure that all required information is clear and accurate and aligns with closing timeframes.
Reviews and assesses the quality, accuracy, and completeness of reports to ensure adherence to the terms of the engagement, alignment with industry standards, and satisfaction of regulatory requirements (e.g., Uniform Standards of Professional Appraisal Practice, Financial Institutions Reform, Recovery, and Enforcement Act of 1989, etc.).
Verifies the methodology used in appraisals, including valuation approaches, data sources, and assumptions, to ensure consistency and reliability.
Identifies any potential gaps or inconsistencies with regard to assessments of environmental impact and recommended corrective actions, if applicable.
Communicates with vendors to clarify findings and resolves discrepancies related to reports, methodologies, delivery schedules, invoices, or payment terms.
Prepares review forms and obtains signoffs as dictated by policy; escalates issues and concerns to supervisor, as appropriate.
Prepares internal property evaluation reports by analyzing local real estate market trends, comparable property sales, zoning regulations, assessments, neighborhood factors, etc. Ensures reports are clear, objective, and based on industry standards.
Conducts vendor due diligence for potential new firms, confirms that existing vendors are properly licensed and accredited, and maintains ongoing relationships.
Actively stays current on all Bank products, services, procedures, policies, and applicable regulatory and compliance requirements by regularly attending team meetings, completing mandatory training on schedule, and applying knowledge to ensure accuracy and compliance in daily operations.
Ensures adherence to federal and state laws, regulations, and bank policies by preventing violations, minimizing risks, and safeguarding the Bank’s interests.
Verifies transactions and account balances, ensuring compliance with bank policies and state and federal regulations and the Bank Secrecy Act (BSA), as applicable to the role.
