About The Position

We’re seeking a seasoned Property Manager to lead operations at our 400+ unit community in Lombard, City View at the Highlands. This role offers the autonomy and support to run the business like an owner, in close partnership with the Regional Manager, and Ownership team. It’s an ideal role for an entrepreneurial, self-driven leader who wants to create real value. As Property Manager, you’ll provide overall leadership and strategic direction for the community, ensuring operational excellence, strong financial performance, and an exceptional resident experience.

Requirements

  • 3+ years of property management experience
  • Minimum of 2 years managing your own property
  • Strong leadership and people-management skills
  • Capital project and vendor management experience
  • High level of financial and analytical acumen
  • Advanced computer skills (Microsoft Office and property management software)
  • Social media savvy with the ability to track and report performance
  • Exceptional organization, attention to detail, and follow-through
  • Driver's License (Required)

Nice To Haves

  • Certified Apartment Manager (Preferred)
  • Illinois Leasing License Preferred

Responsibilities

  • Provide overall leadership and strategic direction for the community, ensuring operational excellence, strong financial performance, and an exceptional resident experience.
  • Recruit, train, and lead a high-performing onsite team.
  • Drive accountability through coaching, feedback, evaluations, and structured weekly meetings.
  • Lead teams successfully through lease-ups and high-turn environments.
  • Partner with the Maintenance Supervisor to plan and execute capital projects.
  • Oversee bidding, vendor selection, contractor performance, compliance, and lien waivers.
  • Develop and execute annual renewal and new-lease marketing plans.
  • Ensure websites, listings, and media outlets are accurate, engaging, and current.
  • Analyze competition, market trends, and development activity to stay ahead.
  • Create a welcoming, active, and vibrant community atmosphere.
  • Lead Resident Life programming and events.
  • Share community highlights through photos, videos, blogs, and social media.
  • Prepare and manage budgets, forecasts, cash flow, and variance reports.
  • Analyze data to identify cost-saving and revenue-enhancing opportunities.
  • Operate with an owner’s mindset to maximize profitability.
  • Minimize risk through routine inspections and preventative maintenance.
  • Ensure adherence to company policies, procedures, and reporting standards.
  • Communicate clearly and professionally in all forms.
  • Confidently de-escalate resident concerns while protecting the business.
