About The Position

Adara Communities is seeking a skilled and reliable Make Ready Technician to ensure all vacant units are restored quickly and thoroughly to "market-ready" condition. This role involves preparing and restoring vacant apartments for new resident move-ins, performing minor electrical, plumbing, carpentry, and general maintenance and repairs. Responsibilities include repairing sinks, showers, appliances, cabinets, doors, and fixtures, changing bulbs, replacing light fixtures, switches, outlets, and hardware, inspecting and re-keying locks, completing interior and exterior painting and caulking, performing drywall repairs, and assisting with grounds upkeep such as trash pickup, blowing breezeways, pressure washing, and maintaining common areas. The technician will work closely with the maintenance team to ensure timely unit turn completion and uphold safety, quality, and cleanliness standards.

Requirements

• Prior apartment make ready experience REQUIRED
• Basic carpentry, electrical, plumbing, and construction repair abilities
• Strong attention to detail and pride in producing quality work
• Valid driver's license and reliable transportation
• A personal set of basic hand tools
• The ability to lift 40-50 lbs
• Dependability, strong work ethic, and a positive attitude
• Must live within a 20-mile radius of the property or be willing to relocate

Responsibilities

• Prepare and restore vacant apartments for new resident move-ins
• Perform minor electrical, plumbing, carpentry, and general maintenance and repairs
• Repair or service items such as sinks, showers, appliances, cabinets, doors, and fixtures
• Change bulbs; replace light fixtures, switches, outlets, and damaged hardware
• Inspect locks, keys, and weather stripping; re-key or repair as needed
• Complete interior and exterior painting and caulking
• Perform light drywall repairs including patching, texturing, sanding and finishing
• Assist with grounds upkeep including trash pickup, blowing breezeways, pressure washing, and maintaining clean common areas
• Work closely with the maintenance team to ensure timely unit turn completion
• Uphold safety, quality, and cleanliness standards throughout the community
