About The Position

The Maintenance Technician III serves as the lead maintenance professional for the community and provides technical leadership and experience to the maintenance team. This position will partner closely with the Maintenance Supervisor along with the Property Manager, and performs advanced repairs, assists with overseeing daily maintenance operations and ensures quality control standards are met. Requirements

  • Valid driver's license with an acceptable driving record.
  • 5+ years of maintenance, construction or related experience with working knowledge of plumbing, electrical, HVAC systems.
  • Ability to safely operate hand tools, power tools, and maintenance equipment.
  • Problem-solving skills, strong work ethics and leadership skills.
  • Ability to prioritize multiple tasks while maintaining quality workmanship.
  • Excellent customer service and communication skills.
  • Ability to follow instructions and work as part of a team or work independently.
  • EPA 608 Type II certification (additionally; Type I or III a plus)
  • Ability to train and evaluate maintenance staff.

Nice To Haves

  • Certified Pool Operator (CPO) certification.
  • Experience with navigating Appfolio, or similar Property Management Software.
  • Additional HVAC or tradesman licensing or certifications.

Responsibilities

  • Assisting with leading and coordinating daily maintenance activities and work assignments.
  • Perform advanced troubleshooting and repair of HVAC, electrical, plumbing, and appliance systems, along with drywall and carpentry repairs.
  • Completing maintenance service requests in a timely and professional manner, with a goal of completing work orders within 24 hours, whenever possible.
  • Perform routine inspections such as preventative maintenance, Move-out Inspections and safety inspections throughout the community.
  • Participate in the emergency on-call rotation, and respond to after-hours maintenance emergencies as required.
  • Ensure compliance with company safety standards, OSHA regulations, local codes and Fair Housing laws.
  • Assisting with the training, coaching and mentoring of Maintenance Technician I and II team members.
  • Prepare vacant apartment homes for occupancy in accordance with company quality standards
  • Maintain the cleanliness, organization, and safety of the maintenance shop, storage areas, equipment, and tools, to include inventory of supplies.
  • Supports vendor management and assists with contractor oversight and inspecting completed work for quality assurance.
  • Assists with maintaining community grounds, common areas and pool maintenance.
  • Assist with seasonal property needs, including storm preparation, snow removal, and other weather-related responsibilities that may include weekends or after hours if needed.
  • Provide courteous, professional, and respectful customer service to residents, vendors, coworkers, and visitors.
  • Maintain accurate maintenance records, logs and reporting.
  • Report safety concerns, property damage, or unusual conditions promptly to management.
  • Provide excellent customer service when interacting with Residents, Vendors and Prospects.
  • Perform additional duties and special projects as assigned.
  • Assists with budget planning and inventory control.
  • Provides day-to-day direction and technical leadership to Maintenance Technician I and II employees.
  • Assists Maintenance Supervisor or Property Manager with staff training, performance coaching, and work assignment prioritization.
