About The Position

This site is a garden apartment style community with 289 units. For the fifth year in a row, Windsor Communities is the recipient of the 2025 Kingsley Excellence Award achieving the top award for Overall Customer Service. Compensation: Our company considers a range of factors including education and experience when determining base compensation. Hourly: Starting at $20.52 - $25.65 per hour, depending on years of experience, tenure, and location. Annual Starting Comp: $42,681 - $53,352

Requirements

  • High school diploma or GED.
  • Minimum of 2 years of experience in apartment maintenance or a related field.
  • Proficient in using hand and power tools.
  • Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.
  • Excellent problem-solving skills and attention to detail.
  • Ability to work independently and as part of a team.
  • Excellent communication and interpersonal skills.
  • Experience and ability using smart devices and property management software.
  • Ability to lift and carry up to 50 pounds.
  • Ability to stand, walk, bend, and climb stairs/ladders for extended periods.
  • Comfortable working in various weather conditions and environments.
  • Minimum of 2 years’ experience with multifamily residential, commercial or hotel maintenance
  • Familiarity with building safety systems including the fire systems (sprinklers/alarms)
  • Ability to use smart devices and property management software for maintaining accurate records and work order completion
  • Advanced knowledge of hand tools and basic power tools
  • Support the company’s values and cultures by providing exceptional service to teammates and residents
  • Troubleshoot, diagnose, repair, and apply preventative measures with apartment homes, common areas, mechanical rooms, plumbing, electrical and appliance areas
  • Site specific certifications such as: EPA Type II preferred or ability to become certified within 90 days of start date
  • CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date
  • Ability to work a flexible schedule, some weekend work and ability to participate in the on-call rotations

Responsibilities

  • Perform routine maintenance tasks including plumbing, electrical, HVAC, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains.
  • Complete work orders efficiently and ensure they are closed out within 24 hours. The system currently utilized HappyCo.
  • Prepare vacant units for new residents, including painting, cleaning, and necessary repairs.
  • Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is a requirement.
  • Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues.
  • Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE (Personal Protective Equipment).
  • Manage and track inventory of maintenance supplies and equipment. Request replacements as needed from Service Manager.
  • Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet
  • Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company’s values and culture. Interact professionally with contractors, vendors, and suppliers.
  • Work closely with the property management team to identify and resolve maintenance issues.
