About The Position

AIR Communities is seeking an experienced Apartment Community Manager to lead operations at Heritage District, one of Gilbert's premier apartment communities. This role serves as the business leader for the community, overseeing financial performance, occupancy, resident satisfaction, team development, and overall operational success. The ideal candidate is a proven property management leader who thrives on driving results, developing teams, and delivering exceptional resident experiences. This position is suitable for current Community Managers, Senior Assistant Community Managers, Property Managers, Hotel Operations Managers, Retail District Managers, or other customer-focused leaders with P&L responsibility.

Requirements

  • 4+ years of experience in property management, hospitality, retail, restaurant operations, or another customer-focused business environment.
  • 2+ years of community management or multifamily leadership experience.
  • Demonstrated success leading teams in a fast-paced sales and customer service environment.
  • Experience managing budgets, driving revenue growth, and achieving operational goals.
  • Proven ability to motivate, coach, and develop diverse teams.
  • Strong business acumen with the ability to interpret financial reports and performance metrics.
  • Track record of improving resident satisfaction, occupancy, and team performance.
  • Excellent communication and relationship-building skills.
  • Experience with property management platforms such as Entrata, OneSite, SmartRent, Salesforce, or similar systems.
  • Reliable transportation.
  • Availability to work a typical Tuesday through Saturday schedule (hours may vary by season and business needs).
  • Arizona real estate license required for this role. If not currently licensed, AIR will support you through the process and reimburse eligible licensing costs upon completion.

  • Act as the CEO of the community, leading all aspects of property performance.
  • Recruit, coach, and develop a high-performing leasing and maintenance team.
  • Foster a culture of accountability, collaboration, and exceptional service.
  • Mentor team members and support their career growth and development.
  • Own the community budget and drive revenue growth, occupancy, retention, and NOI performance.
  • Analyze property performance metrics and implement strategies to exceed business goals.
  • Ensure operational excellence and compliance with company policies and legal requirements.
  • Deliver a best-in-class resident experience that drives satisfaction and renewals.
  • Lead leasing and retention strategies to maximize occupancy and revenue.
  • Ensure every prospect and resident interaction reflects AIR's commitment to customer service excellence.
