About The Position

Westcal Management is seeking a talented Apartment Community Manager to oversee a residential complex of 83 units in Morgan Hill, CA. This is a full-time position offering good compensation and generous company-sponsored fringe benefits. The role involves gathering and interpreting market trends, organizing daily operations, assigning staff tasks, and ensuring effective communication between management, vendors, and tenants. The Community Manager will implement supervisory responsibilities in accordance with company policy and applicable laws, including performance appraisal, complaint resolution, and problem-solving. Key responsibilities include preparing community budgets and financial statements, reporting on occupancy, budget variances, and outstanding accounts receivable. The ideal candidate will be detail-oriented, flexible, able to multitask, and possess a creative and motivating personality to foster a team-driven environment.

Requirements

  • Minimum of three years solid experience in all aspects of apartment property management of 80+ units.
  • Knowledge of (or experience with) RealPage-One Site and Microsoft office.
  • Demonstrated ability in planning, delegating and coordinating the work of others.
  • Demonstrated ability in analyzing problems, developing alternatives and implementing effective strategies.
  • Knowledge of risk management.
  • Extensive knowledge in landlord, tenant and rental housing laws.
  • Ability to lead staff and build a team atmosphere.
  • Must be detail-oriented, flexible and able to multitask.
  • Must be able to demonstrate your creative and motivating personality to inspire a team-driven work environment.
  • Strong problem solving and critical thinking skills.
  • Valid Driver's license and clean driving record.
  • Must pass criminal background check and 5 panel non DOT drug screen.
  • Excellent communication skills and the ability to deliver high quality customer care.
  • Must be eligible to work in the U.S.

Responsibilities

  • Gather and interpret current market and economic trends that may impact the community.
  • Organize day to day operations and make staff assignments based on short and long term plans.
  • Ensure effective communication between management staff, vendors, and tenants.
  • Implement supervisory responsibilities in accordance with Westcal Management policy and applicable laws.
  • Prepare the community budget and financial statements, reporting on occupancy, budget variances, and open AR balances.
  • Appraise performance, address complaints, and resolve problems to yield win-win solutions.
